Best RV Parks & Resorts near Townsend, DE

Several RV parks near Townsend, Delaware offer year-round services for motorhome travelers. Lums Pond State Park Campground in Bear features spacious sites with full hookups including 50-amp electric, water, and sewer connections. The campground accommodates big rigs with pull-through access and provides dump stations. Delaware Motel and RV Park in New Castle offers basic electric hookups but lacks water connections and dump facilities, making it suitable primarily for self-contained units. Bar Harbor RV Park & Marina in Abingdon, Maryland, approximately 25 miles west, provides waterfront sites with full hookups including 30/50-amp service. "The sites are big and spaced far apart. Lots of privacy. Bathhouse new condition," noted one camper about Lums Pond.

Seasonal considerations affect availability throughout the region. While Lums Pond operates year-round, many nearby options like Duck Neck Campground in Chestertown close from November through mid-April. Most parks require advance reservations, particularly on summer weekends when waterfront sites fill quickly. Propane fill service is available at Bar Harbor RV Park but missing at many other facilities. Pet policies vary considerably—most state parks allow pets with proper documentation, while some private parks maintain restrictions. According to a recent review, waterfront sites at Bar Harbor are "pricy but right on the water with great views," though "sites are paved, pretty level and just a bit close." Road access to most parks accommodates large rigs, with minimal mountain driving in this relatively flat coastal region.

    The Loose Caboose Campground

    Quiet w/ spacious sites

No frills or extras at the campground, but great place to set up camp! This campground has spacious level sites with gravel pads, full hookups, and fire rings. A great location to stay in proximity to lots of Lancaster attractions/activities. Owners were both very helpful and friendly. The campground is currently offering a Coronavirus Camper Stimulus package (see their website for promotions) based on the PA re-opening phases when we went. This made an already affordable campground even more affordable while allowing people the opportunity to get out of the house and enjoy nature.

Some great hiking and biking trails nearby not to mention a nice area to walk in the woods at the top of the campgrounds mountain. We specifically went to two different sections of the Enola Low Grade Trail about 20 & 30 minutes away. Our favorite was along the Susquehanna River in Manor Township.

This isn't a resort, but if you need a place to wind down, have a fire w/ some peace and quiet, and camp this place is nice. Some rundown trailers and an old falling apart house in the campground that take away from it's beauty is the only reason I gave it a 4.

We have a 31' travel trailer and we had Site 62 at top of mountain which we fit into fine. The sites are mostly back-in sites. All the sites at the top were just as awesome!

    Spacious Skies Country Oaks

    Great Value Getaway!

We stayed at Country Oaks Campground in Dorothy, NJ, for a 4-day weekend. We’re so glad we did!

Our site(#15) was a pull-thru with 50-amp electric, water, sewer, and cable. The hook-ups were all well-maintained and worked fine. The site included a concrete patio, picnic table, and fire ring.

The campground was clean and well-maintained. The swimming pool was large and the water crystal clear. The game room included air hockey, pinball, video games, and a few arcade games. The store was stocked with typical essentials like propane, fire wood, and snacks. Daily trash collection was a nice convenience.

The staff and camp hosts were all friendly and eager to help. We especially love that.

The majority of sites are seasonal which all seemed well kept.

The only negative was bad wifi service. Our Verizon cell signal was strong which kept us connected.

This is a great campground. Many thanks to the staff for a great stay and lots of value at Country Oaks for$65 per night. We’ll certainly go back!

    Martinak State Park Campground

    Outstanding

Martinak was a beautiful surprise. Lots of woods, leveled sites, clean facilities, no rowdy crowds. We had a great time. The park is pet friendly. The ranger was very vigilant and friendly. We met new friends and even attended a concert at their pavilion 🥰

Bar Harbor RV Park & Marina

    RV Park surrounded by water!

Our first visit (March 2018) was just prior to peak season (lower rates) and we had a site literally 10 ft. from the water! Full hook ups and sites were a little close, but nice. There seemed to be a lot of long term/permanent residents, but most sites along the waterfront remained open. The campground seemed to stress pet restrictions both in the rules section of their registration packet and signage around the grounds. There was a pet exercise/walking area, but could use some sprucing up. However, no one really made an issue of walking your dog around the campground and as the weekend came around, more and more dogs were around.

You have to drive through a residential neighborhood to reach Bar Harbor, so big rigs take care/caution. Would like to try Bar Harbor again sometime.

    Philadelphia-West Chester KOA

    Great campground west of Philadelphia

We spent the Memorial Day weekend at Philadelphia/ West Chester KOA Holiday in Coatesville, PA and had a good time.

We paid$135/night for Back-in Patio Site#25. A bit pricey considering the lack of elbow room, but it’s a great site and everything is well-kept. There was just barely enough room for the motorhome and Jeep Wrangler.

I did have major trouble backing in because the road is too narrow for a 45’ motorhome to back in on a nearly 90-degree angle. So difficult, that I cracked the bottom of my front cap catching the grass and gravel beside the grave road. I think this would’ve otherwise been a 5-star review.Don’t stay in this site in a big motorhome. The trailers/5th wheels seem better because they ‘bend’ at the hitch.

    THINGS I LIKED:

    • Great site(once you’re in it!) including patio furniture on a paver patio and seating around an upgraded fire pit. The landscaping made up for the tight squeeze.

    • Clean and level gravel site with well-maintained utility hook-ups.

    • Close to Longwood Gardens; Wilmington, Delaware; and a handful of local museums and gardens. Not too far from Philadelphia.

    • Super friendly staff. Every interaction with employees was extremely nice. Other campgrounds and even hotels can learn a lot from these folks.

    • The whole park is quiet and well-maintained.

THINGS I DIDN’T LIKE SO MUCH:

    • Heads up, big rig owners! Tight squeeze into Site 25.

    • Get cozy, the sites are quite small and tightly packed together.

    WOULD WE COME BACK?

    • Absolutely, this is a nice campground staffed by super nice people with plenty to see and do in the area.

    Country Acres Campground

    Clean, quiet, and really nice

Our first trip of 2023 was to Country Acres Campground in Gordonville, PA. And what a great campground to start our season! This is a great spot for visiting Pennsylvania Amish of Lancaster County and about a one-hour drive to Hersheypark.

Our site(# 837) was a good size for our motor home+ toad. It was level and covered in gravel, like all sites and roadways within the campground. Our site had full hookups, decent wi-fi, cable TV, a picnic table, fire ring, and nicely kept grassy area between sites.

Becci was super nice at check-in and check-out. They offer a 2:00 pm check-out which we enjoyed. And there are free tickets available for the Amish Farmland Bus Tour. There’s a small, basic tree at the front office. The pool wasn’t yet opened for our stay. They offered a 10% Good Sam discount(which is nice).

Bottom line: We had a great time at Country Acres Campground and can’t wait to go back!

    THINGS I LIKED:

    • Clean and well-maintained property

    • Quiet campground with friendly neighbors

    • All of the RVs appeared well-maintained with no seasonal sites

    • Easy access from Route 30

    Belleplain State Forest

quiet, huge sites, great hiking trails

Positive: Our site was HUGE!!!! It was also super private with trees and a lot of privacy from the road and our neighbors.   We had friends stay in the lean-tos nearby and others visit.  We had room to park several cars.  This would be a great site for an RV plus a few tents.   The roads were all recently paved.    There are 3 campgrounds here: North Shore, Miesle and CCC.   CCC is the only one with electric and water hookups on site.  We used our RV bathrooms most of the time and stayed 3 nights.

The Kayak and Canoe rentals were right near us.  The nature center had planned activities for families each day.    The swimming lake was beautiful.  We biked the trails, and hiked others that didn't allow bikes.  They are putting in new bathrooms at Miesle this year.    If you don't mind dry docking, then stay on that side.   I was happy to see that they had cans for recycling. which often campgrounds do not.

    Negative:

-We were NOT happy that the bathrooms next to us were closed, apparently for years, and it was not noted.  We purposely booked in 105 due to the proximity.  The other bathrooms in the CCC were a good walk, and pretty run down.    I was impressed that they had a laundry facility though.

-Also, there was a dip in the site when backing in and our fifth wheel was bending to the point of rubbing the top of our truck when backing in.  It also had rained and there were puddles in the sand.

-Virtually NO cell service with AT&T, TMobile or Verizon.  AT&T we the better of the 3. Our Winegard/Gateway give us no internet which we normally get.  There'd be way too many trees for Starlink.   We were able to tune into some really dorky TV stations.  One was in Japanese, two were in Spanish, and got some oddball stations in English.
    - The worst was the dump station.  It is just a little hole on the side of the road and the ONLY dump station for the 3 campgrounds!  It was very unlevel and not easy to fully dump our tanks.  It was also Memorial Day weekend and the line at checkout caused us to wait 2 hours to dump!! Of course then we hit all kinds of traffic coming home.

We might be back and stay in CCC closer to the open bathrooms, but they REALLY need to do something about the dump stations.

    Spacious Skies Country Oaks

    Quiet Getaway Weekend

    ★★★ Quiet Getaway Weekend

We went to Spacious Skies Country Oaks in Dorothy, New Jersey, for a quiet getaway weekend. This is a small and basic campground, not a resort. No fancy amenities. We stayed in Site# 14- a pull-thru with 50-amp, water, and sewer. The hookups seemed to work just fine. There is a small concrete patio(which I like), fire ring(filled with trash from the previous camper), and picnic table.

We went for a quiet weekend, so it didn’t bother us too much that there was no Wi-Fi and no cable TV. It would’ve been nice to have cable and/or Wi-Fi since it rained through most of our stay. I understand there is supposed to be Wi-Fi, but it wasn’t working. Our Verizon mobile service worked fine. And they plan to offer TV in the future.

The pull-thru sites(# 12-15) are packed together so tightly that our sitting area was bordered by the hookups from the neighboring site. That’s a little unpleasant. And there are no trees for shade or privacy. Most of the rest of the sites in the campground are better spaced apart and wooded. I believe most of those sites are seasonal, but they seemed to be maintained.

This was our second stay at SSCO, but first since a change of ownership to Spacious Skies a few months ago. I’m hoping the new owners make some upgrades to services and maintenance. If so, we’ll be back.

THINGS I LIKED: The staff we met were all friendly and attentive- especially Kim, Eileen, and Jack Basic campground without resort-like amenities Quiet place to stay

THINGS I’D CHANGE: Offer Wi-Fi Offer cable TV(this cost a star) The pull-thru sites are packed too close(this cost a star)

NOTE: I try to review the places we stay based on what they’re trying to be. Resorts with water parks and lots of amenities should be reviewed differently than basic campgrounds in my opinion. Every place starts with 5-stars and loses stars for things I believe could and should be better.
