Not what I expected

Where to start? I reserved two spots. When we arrived the park was so tight we could not maneuver our campers into the spots. Upon investigation we discovered only three electrical hookups for five spots. So we requested new spots. Even those were extremely tight.  I can’t open my awning without hitting the neighbors pull out.  And again only one electrical hookup for two spots.  

Parking is very tight at the campsite for your tow vehicle.  There is overflow parking near the gate. Once we got set up we explored the park. Laundry room and showers were good. The pool was closed with no water. However, there is an indoor pool and fitness center. 

The bright spot were the park hosts. Very happy and helpful. 

It is close to the sights but not sure I would come back here.

“Camp spot” ON SEPTIC TANKS!

Do NOT choose the 20ft spot for vans/car camping! They advertise as privacy fence and electric hookup- what they don’t tell you is that you literally park on the septic tank covers and the privacy fence is to block view from the basketball court. Yup, meaning all you hear is the bouncing of basketball and smell of sewer. Highly DONT recommend this place!!

Very convenient to Manitou Springs adventures

The information above stating the campground is closed is incorrect! 

General: Small (47 site) RV park at the eastern edge of downtown Manitou Springs, next to Schryver Park. This park is best suited for smaller RVs (although we did see some larger rigs).

Site Quality: As is typical for RV parks, sites are close together and without privacy separation. There are trees for shade though. Sites 1-24 back up to the recreation path (with access to the path) and sites 26– 47 back up to the creek. Although being creekside would be nice, these sites are closer to the road, and you will hear more traffic noise. 

Restrooms: These require a code to enter and have showers. Cleaned daily from 11 am– 1 pm and they were very clean (with soap and paper towels). 

Activities: So much to do in Manitou Springs including the cog railway to Pikes Peak, the Manitou Incline (for the very fit), shopping, and restaurants. Close to Garden of the Gods City Park in Colorado Springs. Schryver Park is nice. There are eight mineral springs, and you can do a walking tour to visit all of them. Each has a different taste to the water. If you stop by the Chamber of Commerce, you can pick up a collapsible tasting cup. 

Sheryl, the General Manager, was very friendly and accommodating. We had not planned to stay here but were pleasantly surprised there was availability on Memorial Day weekend when we stopped in. Although we don’t typically like or stay in RV parks, this was a perfect base for us to explore what the area had to offer. WiFi is included.

Best all around

The owner and employees here are phenomenal people. They are so kind and accommodating. They also keep the grounds very clean the bathrooms are some of the cleanest bathrooms I've ever visited. The laundry room is up to date and very nice to use. The front office has a lot of really awesome things to purchase and they didn't even forget about our fur babies. Wi-Fi and internet cell phone reception is fantastic. I work from my RV and never missed a beat on any of my zoom meetings. We stayed a full month here. And will be coming back for a couple more months. Absolutely love the location to be able to walk downtown Manitou Springs so many options to hike enjoy a walk and many other amenities

Quaint quiet park

The staff was super accommodating; I made a same day reservation and this was the only campsite in the area that would allow me to do that. My site had easy access to a walking trail which was great for the dog and I.

Very tight spaces but central location

The park was located very close to Garden of the Gods and about 45 minutes from Pikes Peak. Location was great. (Liquor store and dispensary right next door if either of those are your kind of thing.)

Nice and clean bathrooms with at least 4 bathroom stalls and 3 showers—also a good laundry facility with dryers that actually dry. (See videos of both.)

We have a 25’ travel trailer and their creekside spots for that sized trailer we’re incredibly tight. I’ve posted a few pictures and videos to demonstrate…. But your water, sewer, and electric are in your neighbor’s space. Our neighbors had slides and the spots were so tight that the slides were actually on our concrete patio. This was unfortunate as we do a lot of yoga and stretching outside and the neighbors were constantly in and out of their slides for storage, and smokers.

There was no room for our truck at our spots, but there was overflow parking behind the creek. Staff was a little overly involved but very nice.

I really disliked the lack of privacy and tight space. Site not totally level. WiFi didn’t work 75% of the time and service for Verizon wasn’t great—but it was good otherwise. I liked being creekside and with such a central location.

Camp by the creek

This is a smaller campground. No pool, laundry was nice, you have access to their video collection. Wifi is fair to poor at best. So if your working from home, you may need to ask for a better spot that where we were. Close spots. Next to a nice park with a beautiful creek that goes through Pikes Peak RV/Campground.

Beautiful with a great location!

The park is spotless and beautiful. Our spot backed up to a bubbling little creek, and was just feet away from the bike/walking trail to Garden of the Gods. Super friendly checkin. Couldn’t be happier.

Great Campground close to downtown sights

We stayed here to enjoy MS. Level campsites with gravel. We had a 30 amp site that backed up to a stream. Took bus to DT for dinner bus’s dropped us of at the campsite.

Quick trip

I believe it was spot 14 on the edge of the park, plenty of room, quiet, great location. Full hookup, easy reservations over the phone, no problem getting in or out.

Great location

Nice little campground with a great location. Close to garden of the gods, pikes peak and more. Great hiking near by and close to the bus line that takes you to the incline trail. Would stay there again.

Not bad

Great location. Full hook up. Helpful staff. Safe.

Not very nice. We paid extra for a river soy and it wasn’t worth the extra cost. Spots are TIGHT. We had to work so hard to get out trailer in. It’s pretty cramped all around actually- too close to the neighbors and not very many amenities.

Not bad overall, but I think if we return to Colorado Springs, we could find better.

Urban Camping with walkable access to Manitou and Garden of the Gods

Review is in the context of urban camping.  This park is nestled in cottonwoods and willows of Fountain Creek nearly in downtown Manitou Springs.  It is walkable to the Manitou historic and tourist district and to Garden of the Gods Park.  Facilities are little dated and shabby, but clean and reliable.  There is some road noise from Manitou Ave, but not too bad.  The price is a little high, but worth it for the access.  Many sites are shaded for large parts of the day, though all are very close.  I reserved one star for price, tight spacing, and minor upkeep issues.  Staff is very friendly and helpful, IMO.

Great!

Very friendly staff. All accommodations are great. $2 for laundry, free showers, and restrooms. Rv supply shop along with ice on the property. Small space but what do you expect in a super tourist town!

Close To Manitou & All The Exciting Things Which Go With That

I wanted to stay in Manitou originally to hike Pikes Peak, unfortunate weather stopped that from happening so I had to make due and get in as many activities as I possibly could before heading out. I searched the area far and wide for great camping, and this place came up. I only at the time had the address but not much info and so as I was already in the area went ahead and made a stop in hoping to find a site to stay. Unfortunately I was told they only accept RVs, something very predominant in this area. It was a nice park so I went ahead and asked if I could check out some of their amenities before heading out, aka I asked if I could use their restroom and walk around. They let me but said since I wasn't staying I couldn't snag a bunch of photos and invade privacy, I think they told me this cause I had an entire convo about being a travel blogger..lol.

The location wasn't huge but it was quaint. It backed up to a creek which you could hear trickling trough and it made for a nice setting for a place to stay when in this area. Only a few moments away from Manitou only made it even more of a bonus.

Rates seemed pretty reasonable when I was visiting in fall a $45 a night but I did notice rates change seasonally so they could be a bit higher in summer months. They did also offer long term parking within guidelines of maintenance in an attempt to keep their campground looking nice. I really liked the location, I really just wish I had been able to stay, but like with most in Colorado, you have to search a bit harder if you are a tent camper.

TIPS:

  • Reserve in advance and hold your reservation or you will forfeit your deposit.

  • Check out Rainbow Falls, Garden of the Gods and downtown Manitou if you want to see some amazing different things. If you want a challenge try the Incline!!

Great place to RV camp close to Manitou Springs

This RV campground is along the creek that runs through Manitou Springs. We specifically asked for a creekside spot. I slept great listening to the creek. Good shade trees, friendly staff and clean shower house/restrooms. Another nice feature is the free shuttle for Manitou has a bus stop along the road just outside the entry. I was suprised upon arrival the campground changed ownership since our last visit. It is obvious a lot of work is being done to improve the property. Adjacent park to the property and acess to a exercise trail behind the campground.
