Colonial Woods Family Resort

SUMMARY PRESENTED BYT-Mobile

Bucks County's upper Delaware River corridor puts Colonial Woods Family Resort within reach of tubing outfitters, Ringing Rocks County Park, and several small river towns, making it a practical base for families who want activities both on-site and within a short drive. The campground sits in the mountains of eastern Pennsylvania and runs from early April through November 1, with full hookups available for RVs up to 55 feet. That said, larger rigs should approach cautiously. Reviewers consistently flag the roads as narrow, lined with boulders on both sides and low-hanging tree limbs that have come close to taking out rooftop AC units. Fifth wheels in particular have drawn warnings.

Inside the campground, the activity lineup is substantial. A pool with a lifeguard on duty, a splash area for toddlers, a fishing pond, mini golf, and cornhole give families enough to fill a weekend without leaving the property. Organized events run throughout the season, including casino nights where proceeds go to Shriners Children's Hospital. Christine E. sums up the recurring feedback on upkeep: "Clean areas Pool, Bathhouses etc." The camp store is well-stocked, and staff get consistently positive marks across reviews.

Site conditions vary by type. Transient sites are closer together than seasonal spots, and several reviewers note the ground is covered in stone rather than grass or dirt, which affects tent camping comfort. Tent sites also tend to sit near the road. The dump station location has drawn some complaints on busy mornings, though staff have reportedly been flexible about timing for campers who can wait.

Ringing Rocks Family Campground lies nearby to the northeast, and Beaver Valley Campgrounds provides another option to the south for those comparing the area. Colonial Woods draws a strong seasonal and repeat crowd, which shapes the atmosphere. Quiet hour enforcement has been inconsistent according to at least one reviewer, so campers sensitive to noise may want to factor that in. Reservations are accepted and recommended for summer weekends, when the campground fills with families and the pool area sees the heaviest use.

Many visitors reported excellent family amenities including clean pools, organized activities, and friendly staff. However, site spacing and noise control were common concerns, with mixed conditions between seasonal and transient areas.

Wonderful weekend trip

The campground is in the mountains of PA close enough to the Delaware River that we took a trip down using bucks County river tub company. We didn't have to go tubing because there was so much to do. The pooL and splash pool for toddlers was clean with a lifeguard on duty at all times. The posted pool hours were not as described they don't really tell you but it was open a little later if not the posted hours were like 6pm and it way to early for a hot summer day if you ask me. They had a playground, lake where you could fish, cornhole, and minigolf. They did a few activities the one we did go to was the casino night where they had separate play areas for kids and adults. All the money made is donated to Shriners Children's Hospital which it awesome and the kids loved the candy and little prizes they won. The place was nice, spots were tight with the trees but that's because they preserved them. The bath house with showers was clean and so was the other closer to our site. In the end I would go there again people were nice, store had everything/anything you could possibly need.

Not big rig friendly.

Ok so let me start off by saying. If we still had our smaller travel trailer this review would’ve been at least 4 stars. However this place is not the place for you if you have a fifth wheel. The roads are very narrow, pretty sizable boulders on both sides, trees are very low and need to be trimmed (almost took my ac out with a huge limb). Now if you’re not big rig camping like we do, this place is great for you. Close to the ringing rocks and three other towns. We were able to do so much even though it rained the entire weekend we were there.

Lovely

Even when the weather was cold and rainy and we were stuck in the tents, I thoroughly enjoyed the scenery, the ambiance and the friendly staff at the front desk. There were areas for communal activities (where we met some very nice people!) and plenty of space for our 4 person tent and a pop up canopy over the picnic table. Dogs loved it too!

Depends on the site

Overall I think this campground has a lot to offer if you have a family and are looking to provide them with activities. Fishing in the pond insite, swimming in the pool and lots of family weekends throughout the season.

However, for whatever reason the sites are all covered in stone, and I dont mean just the area where you park, I mean it was like camping on a stone driveway. Also, while the seasonal sites have lots of room the transient sites are much more on top of eachother.

The staff were pleasant and in general the place was very well maintained, the sites just weren't "comfortable"

Our local favorite

We appreciate that they haven’t charged us extra in the past for our kids. Our kids love the pool and splash area. Dump station location isn’t ideal on a busy morning. I heard they might work on a second dump location and was told to ask if it’s ok to stick around until it dies down if our site isn’t needed soon. Friendly campground. Go visit Ringing Rocks park with a hammer while you are here. While it’s obviously busier, we liked being below the pool where our kids could fish in the pond and easy access to the pool.

Fun

Staff was very friendly. We had a group site which was perfect for 6 campers. We went on Father’s Day weekend and they had nice arts and crafts for the kids to do for dad.

I liked this place

I see the reviews are all over the place for this campground. In my opinion you’ll find seasonal sat most every campground. I just don’t like when their site becomes nasty and unkempt. But I like this campground. We (wife and kids) were here twice about 6 years ago. I remember playing bingo and I won the last round, about $40. They had a lot to do I remember that.

Wonderful family fun!

We had such a fun time during the summer between the pool, fishing at the pond and all the amazing amenities!! Just walking around the campground is beautiful. Will definitely come back, the best campground for complete family fun!

Cramped Quarters

Sites are very close together. Site numbers are on the back of the sites, very hard to see from the road. Very few showers. Rules are not enforced, especially quiet hours and unsupervised kids.

Party Camping

Very friendly campers. Most of the residents are seasonal and glampers, but very friendly and like to party. We are tent campers and went at the end of the season. We had 5 tents one per-site which wasn’t ideal, but we were placed in front of the closed pool where we took all 5 sites and made one. At first I was mad but we made it work and we were the envy of everyone. Many year round campers have golf carts. The one downside, some of the year round RV sites look run down and are gross looking, we did hear they were going to do a clean out of those sites so hopefully it will look nicer. The actual tent sites are next to the road, which is a shame because we seem to always get the crap locations furthest from the bathrooms, this makes no sense when RV’s have bathrooms and tents are basic camping. Definitely recommend a stay though, the owners have great weekend events for adults and kids. We will be going back and making this our end of the year annual camping location!
