Mixed- clean but packed in and expensive

There must be close to 100 sites and they are packed so tightly that we apologized to our close neighbors for our coming and going until 11:00 PM. The reason we were coming and going is that we purposely stayed there to do laundry after a week of boondocking. But, the laundry is closed every day from 8 AM to noon , so you can't do laundry in the morning. Plus, you have to have someone escort you to your site when yo arrive. I think this is due to packing people in. But, clean showers, bathrooms, and laundry facilities. Friendly staff too. It feels like they are willing to sacrifice a good experience to maximize profit.

We apologize that we couldn't meet expectations. During July the park is very full as it is our busiest time of the year. At times the park is crowded but we do our best to give everyone the best experience possible. As for the laundry it is correct that it is closed from 8:00-12:00. This is due to our need to utilize it to clean linen for cabins after guests leave. We aim to open it as soon as possible for guest use but on days with lots of cabins leaving we do need to utilize the entire block. As far as escorting people to their sites, we generally view this as an additional service. A large part of this is to ensure that we have our staff double check that no hookups are damaged, particularly water lines. This helps us to avoid needing to shut off water for guests in order to do repairs. We are glad you enjoyed the facilities and found the staff to be friendly. We certainly do not aim to sacrifice any guest's experience due to maximizing profit and look to provide the best experience possible for all who visit. Nice private RV park

For a private RV campground, it's great. Sites are larger than many campgrounds. Laundry, bathrooms, and showers are clean. The staff is very friendly. Most sites are shaded.... a real treat in this area. This is our second stay here. Stayed in sure 87... Would choose this'd die again. Wifi and Tmobile (3 bars of 5g) great. They sell propane here. Not a lot of entertainment at there campgrounds other than enjoying there outdoors. It's a private campground.... So pricey@ $90 per might.

Our most expensive RV Sites of the entire season are pond sites between July 1 - August 15 at $89 (as of the '26 season) which I would assume is where your price reference is coming from. Great Campground

Very friendly and accommodating. Nicely shaded with all the amenities you need. If you are allergic to cottonwood trees, it could be an issue. Cotton was flying like snow.

The cotton typically falls within roughly a month long period (Late June - Mid July depending on the snowfall of the previous winter). Much of the season it is not an issue. Don’t count on Wi-Fi and cell service!!

We work from home, so wifi and cell service are mandatory. I thought we would be good here since Dyrt said Verizon and wifi were good, but we were pulling our hair out at work. Internet barely worked and Verizon, T-Mobile and at&t had 1 bar and barely worked to hot spot.

Thank you for your feedback. Since your review we have upgraded our internet. It is the highest quality which we can get within the Gunnison Valley and we have close proximity to the tower. As for the cell service, it varies based on the cell provider and we unfortunately have limited control over the quality. The internet is a tricky situation as we are trying to provide it to a large number of guests and the repeaters are all outside trying to work through RVs. Easily accessible RV park near Gunnison, CO

They have a great staff that is friendly and always accessible! We have a back-in site but they have pull throughs also. There is a playground for the kids, laundry, and bathrooms with showers. They allow fires and provide a “fire pit” that is constructed from an old washer tub with legs welded on. Just ask for one at the front desk. They also sell firewood for the fire. Oh, and they come by and pick up your trash at your site between 9-5 each day just leave your bag out by the road. There are full hookups at most of the sites. The area is in walking distance of the Gunnison River and there is a nice hiking trail on the south side of the river heading west. There is also a bike path that goes back into town and up the road toward Crested Butte. On the main road (intersection of CR11 and highway 135) there is a bus stop for a free bus trip into Gunnison. The men’s bathroom had a couple of issues, the overhead light didn’t work very well and one of the toilets was malfunctioning but they got those fixed pretty quickly. There is a nice combination of shade (from the trees) and sun at all the sites.

Great place to stop for the night

The tent sites are kind of centralized, not a lot of privacy. With that said, the sites were level and the facilities were fine. Good location, not far from crested butte.

Feels like home nestled in the woods...

This park is nestled in a beautiful section of forest with a pond on site. Great walking around the park for our pups, reliable hook ups, clean facilites, and very friendly staff. The rates were super affordable too! Lots of monthly RV campers staying, really gives it a community feel. Firewood for sale on site, friendly neighbors. Also strong t-mobile service and good wifi. Totally recommend!!!!

Friendly staff, lovely stay

This park is nestled in a beautiful section of forest with a pond on site. Great walking around the park for our pups, reliable hook ups, clean facilites, and very friendly staff. The rates were super affordable too! We only needed electric hook up for our RV and it is small and even though all their RV sites were booked up they let us stay in a tenting spot for cheap with an electric box. Firewood for sale on site, friendly neighbors. Totally recommend!!!!

Too cozy in the Cottonwoods

Campground is a great location-I'll start there. There are two levels of RV spots here, a basic back in option and a more premium spot they charge a bit more for in the back of the park by the ponds. We were by the ponds,

IF anyone in your party has seasonal allergies of any kind I would STEER CLEAR of this park-NOTHING against the park itself but the park is full of Cottonwood trees and over the 4th of July they were shedding their cotton and it was everywhere. It honestly looked like it had snowed that stuff was all over the ground, the picnic tables, our awning-just everything.

Okay-the park itself....there are some full timers (seasonally) living in the ponds area and they tend to not be super welcoming to outsiders. The spots, even in the premium area, are very close together....at one point I thought I could lean out our winder and touch the pop up camper next to us.

Now, as for the other area of the park- the more basic spots. They were parked as if it was a parking lot. Not my idea of much fun.

The bathrooms were pretty dirty and run down.

I apologize for the late response. The Cottonwood trees, while beautiful and great for shade, do produce the cotton which we understand can be inconvenient for some guests. We appreciate your understanding with this. Our seasonal guests have turned over and we now find them to generally be very pleasant. The cheaper sites are more packed in but each provide a concrete pad and picnic table. I understand everyone has different preferences. We look to accommodate those through our different classifications of site types. In general, since I am seeing this review so long after you submitted it (my apologies) the park is much improved. 10 acres, 103 sites and 5 cabins, covered in trees near the Gunnison river.

The park is beautiful, covered in trees, almost all sites are shaded. We have 103 RV Sites, 5 cabins and 6 tent sites. Facilities include a clubhouse/office, pavillion, laundry facilities and a great bathroom/shower facility. Located just 2 miles north of downtown Gunnison, just before the Gunnison River.

We also have the best internet in the area!!
