Shady Business Practices

Place is not consumer friendly and service staff is rude. Throughout the online reservation process nothing is disclosed regarding the terms and conditions. After they take and accept your money, they email you a link to the terms and conditions which MUST you must click ACCEPT in order to stay. Immediately tried to cancel as I didn't agree with some of the terms and they take a$50 cancelation fee. I call not disclosing this information prior to accepting payment, forcing acceptance after the fact and then refusing to return payment a shady practice. An upfront honest business would disclose this and provide a checkbox for you to agree to these terms before they collect your money. They basically twist your arm into signing to the terms and conditions if they already have your money, but refuse your stay and refused to refund in full if you won't sign.

So clean and nice!

We stayed in the month of November. It was cold and rainy but the park did not disappoint. The bathrooms as so clean. The park itself is gated and secure. Each shower has its own toilet and vanity behind a lockable door. Our campsite (532) was a little awkward to get in because of the corner and the speed bumps, but not impossible. There is a pond with a fountain and a HUGE fireplace (not fire pit) for relaxing. We will definitely be back.

Great newer RV park.

A nice park with like new facilities, clean, and good location to area stores. No pool.

Clean and secure stay

The park was very clean with four bathroom/shower rooms and laundry room as well. We visited in November and it was quiet with a nice view of the water. The park also has a gate with a code needed to enter.

Nice park close to amenities

We stayed here in November so didn’t have any bug problems. It is a new park and very well laid out. The sites are large and easy to pull in and out. They don’t have any extras like clubhouses so you can tell they don’t cater to snowbirds. But it is convenient to heading up to Dallas or south to Waco. The park has a man made lake with jogging trails. We enjoyed our stay.

Pretty nice but very expensive

Nice hard sites all with 20/30/50a, cable TV, and full hookups. There are 4 washer and dryers and showers for all 124 spots. So it’s iffy getting one - no place to hang your clothing in the bathrooms and or wash area. The bugs are bad here, we had ants in our trailer and lots of bites. When it rains stay on the pavement as the mud is nasty and gumbo. The road is very loud and there are train tracks with train horns blaring all night long - make sure your bedroom faces away from the road for the best sleep. The people are very friendly and responsive - while we were there the internet and water was off a lot. Management is not on site and so lots of things were going on at night. No security or patrols. Over all I would stay again for a short stay to visit family, but $55-65 a night was pretty high considering there is zero to do here , no pool, no meeting rooms, no grass to walk on. Two dog parks and one small play ground for kids.
