    Tiny Town is a small full hook up RV Campground with spacious sites surrounded by trees, tucked back from Route 17A in Cottageville, SC. The perfect place to stay over night, for a week of peacefulness or for a home base while exploring the surrounding areas. We are located between Charleston and Savannah. A perfect central place for popular day trips to Edisto beach, Hilton Head Island, Kiawah Island, Folly Beach, Huntington Beach and the beautiful historic towns of Beaufort, Charleston and Savannah. Edisto River public boat launch is 3 mins away, great for jet skis or smaller boats. We offer 50/30amp service at every site along with well water and your own dump. Most sites have a wood picnic table and a metal fire ring. We are a basic campground our food truck Buttered Buns, kids areas and offering different activities.

    Ani, Fitch and I are at least partially typical people who are running an experiment. We are trying to find out if you can use your hands and head to handcraft a little piece of heaven. Three years ago we left our South Florida home and custom furniture business to pursue a new goal. We wanted to do something special, something different and interesting with our lives. Have we done that? You be the judge.

    We set out to design and hand build an experience in environmentally friendly living that balances modern and old-world homestead features.

    You will see us erecting micro-cabins, installing solar arrays, dry toilets and composting. We are big believers in being mindful and respectful of our environment wherever possible. But also in being reasonable and balanced. So, we are incorporating both alternative and municipality utilities as they fit our homestead design.

    Through good design, our goal is to show just how "normal" bio-compatible, small living can feel. How freeing it can be to identify real wants and needs from perceived ones, and then make our personal ideals a reality. We hope to accomplish at least that. We certainly are working hard to do so.

    To be completely transparent, though, we also would like to inspire others to do the same, in their own case. We all have priorities and they vary vastly…and that's okay. But never should they be so self-focused that we shut out the importance of being good to the earth and good to others.

    It is a challenge to shut out some of the world's noise and figure out what we each really need and what we really want from life, versus what we have been trained to. Even if we can, it is even more difficult to muster the courage to make the changes necessary to go and get that life.

    At the very least we hope our guests don't expect to find a corporate approach to living or to nature here, and that they can appreciate some of our old-fashioned ways. All of that while having a relaxing getaway in our unique hideaway.

    Overnight stop, kinda tight getting off the 2 lane road into the entrance. Not too far from 95. Traffic was noisy as we had a spot right up front. Works for an overnight but nothing more.

    Very nice, everything spotless and NEW!

    It would have got a 5 star but the pool is NOT open.  DHEC inspection tomorrow, MAYBE open about the time we leave in 3 days.

    Nice concrete pad, pull through and we are just going to leave the car connected.

    The internet is GOOD! in the afternoon of our arrival.  I have streamed some HD video and it is solid.   I didn't bother setting up the EARTHLINK dish which would work well here because it is mostly open sky, which means in July, your AC better be working because it is HOT.

    We found this place online when the one we booked was terrible! This was an outstanding RV campground! The front office was kind, considerate and very helpful! Concrete drives and pads! Well drained and did not flood despite the torrential down pours(more than 1). Very clean! We had a wonderful spot and enjoyed our stay. I highly recommend this brand new facility. Come one..... come all! Enjoy!

    Best of the best of everything!

    This place has it all & it’s all amazing!! First of all, ALL of the staff are so incredibly kind & hospitable. 2nd, the sites are very large & have every hookup you could want including cable. The park is surrounded by a beautiful walking trail that cuts thru the woods & several areas of the campground. There’s a great, big dog park & an indoor, air conditioned dog spa with several really nice dog wash stationed with temp controlled water, not just cold. The bars are great, yummy drinks & great food. The pool….so nice. There’s a big spray fountain & an awesome lazy river. There’s also a tiki bar at the pool & you can rent cabanas. The clubhouse shop has everything you could ever want & such cute souvenirs. Stuff for the pets too. Most sites are woods views but one area has great water & golf course views. Oh, the golf course, stunning!! I’m sure I’m missing so many things but all I can say is I booked my next visit on the 1st day I was here. 10/10

    Clean park with plenty to do

    Stayed for 2 nights in Site #3. Was called prior to arrival regarding checking in. Missed "closing time" but went to site and checked in next morning.  The Park fee is not included in the camping fee with is a bit of a pain, but I actually received a partial refund since the Senior rate was not included in my reservation.

    Plenty of well marked trails to hike, a nice lake, beautiful spring, and if you are interested a thorough Museum about the Civil war prison camp that was located on the grounds. (Note: there is no swimming at the spring)

    Sites are level with good power and water.  I felt they were a bit close, but we are not campground people.  #3 seemed one of the most private, even though right across from the Hosts and near the Bathhouse.  The Bathhouse was very clean and new.

    Staff is very nice and friendly, but the place is a dump. Muddy , wet small sites. No room outside. Bathrooms should be condemned. Water, electric, sewer worked well. Cable tv static/ no good.

    Made in the Shade is a jewel in Georgia

    This campground was quiet and tranquil. Large oaks and mature trees. Camping paradise. Immaculate grounds and facilities. Water, electric and gray water dumps at each site. Washers and dryers. Gravel sites, but it’s a place I hate to leave. Pet friendly and great staff.  Nice playground and horseshoes area as well!

    Awesome experience!

    A lovely visit at the Herd it Hear Farm for our first time boondocking. Tilley (our pup) was very concerned with the cows and horses.😂Especially Eddie the mini-donkey that startled her right by the door of the camper this morning. We also timed our visit perfectly as we got to watch the spring shearing of the alpacas. Be sure to check out the little gift shop and check out the Alpaca stuff!

    Make sure you follow the directions Bill sends. It would be near impossible to turn into the farm if you come from the west unless you have a van or very small camper. We had a 25' Airstream and there was no way I could have made the U-turn to get in.

    Terrible Experience!

    STAY AWAY! We booked reservations with this RV park back in December 2023. They called us only a few days before our arrival to tell us that they would not be open due to construction delays. We we’re understanding, but annoyed, and agreed to move our reservation out THREE WHOLE MONTHS to March 2024. Today they call us, just days before our planned arrival with the same excuse. “We just found out last night that we won’t be able to open in time, and we’re going to have to cancel your reservation.” These people clearly do not understand that it is almost impossible to try and find an entirely new RV park to stay at, only days before arrival. Looking at other reviews, it appears they’ve been doing this for months now, stringing people along then calling them only days before their arrival to say “sorry, not open yet” after holding on to their reservation money for months. On principle alone, I will refuse to stay with this park even after they are open. Their business practices are terrible, and they obviously don’t care about their guests.

    This is such a shame. I have always enjoyed going to Camelot Farms and have been every year for the past several years. I was initially excited to hear Camelot had opened back up the camping facilities and decided that although the price has increased 300% as compared to before the sale, I would continue my tradition of beach riding with my best friend. I contacted Gini Quade who had stated in several posts on FB to reach out and she could facilitate this trip. She also provided a number to call. I have called the number several times this week with no response. I then reached out again through text message and the message was read but no reply. Again, I tried calling only to find out I was provided the wrong number. I reached out yet again through FB to let Ms. Quade know that I was provided the wrong number and requested the correct number. Yet again the message was read with zero response. Unfortunately, the weekend has now arrived and STILL cannot get a response. I will be contacting management. Good luck to all of you who try to plan a trip. I hope you have much more success than I have had. This has been a very disappointing experience.

    Please read the extra long email confirmation you receive as embedded within is the fact that they use dry toilets. This was a deal breaker for us. Unfortunatetly, i didn’t catch this until too late & did not get a refund for our reservation cancellation.

    Hidden Single Lane RV Parking Pasture

    Located just due north and only about 20 minutes away from one of the most amazing southern urban destinations – Savannah – and 22 miles to one of the most coveted beaches on the entire eastern seaboard at Hilton Head, South Carolina, you’ll discover an off-the-beaten path, singular lane that offers up RV slots on either side of its pebble-strewn driveway. While you might enjoy the absolute simplicity of this pet-friendly RV hook-up joint, you likely will be very disappointed by the single dimensionality of this place where there are many more full-time residents than there are those overnight victims of wanderlust. That said, if you are looking for (the most) inexpensive place to park your mobile living room and don’t mind having ANY environmental aesthetics to contend with, then Bellinger Hill RV Park may be just for you! 

    Again, there’s a single lane here, so you really have two options to choose from: (1) will I park right or left?; and (2) do I prefer to be near the entrance or as far back from it (and nearest the remote dump station – added bonus!) as possible? And if you simply don’t care or don’t have the option of choosing (as the place was pretty well jam packed when we stopped by for a visit), then whichever slot you select (or are given) then, you’ll be perfectly fine. For those that are thinking – I just need a place to plant my mobile house for a night or two and it really doesn’t matter, because I have a car (or Uber) that can take me into Savannah to enjoy the best of this southern urban charm without the hefty price tag, then great, this is the spot for you! 

    Amenities: pet-friendly spaces everywhere, cable TV access, complimentary WiFi, back-in full-hook-up (30 / 50 electric, water, sewage), coin-operated laundry facilities, vending machines, designated dumpster, scattered trash bins and picnic tables. 

    Insider’s Tips? Here’s a few: (1) Come hauling some form of watercraft and looking for a sweet spot to dip your starboard into? Then look no further than the Savannah River, which if you are staying near or at Bellinger Hill RV Park, then you would have had to come from Savannah to this spot via the single lane highway 17, and just shortly after passing the second fork of the Savannah River, then head east (it’s simple as it will be your first right after getting off the bridge), where you’ll find no fewer than a dozen perfect spots to launch your kayak or canoe; (2) If you’d like to explore the amazing coastline in and around Savannah, check out little Tybee Island, which is a gem destination of Georgia’s barrier islands and is only a 20 minute drive from Red Gate Campground; (3) When you get tired of thinking about planning and preparing for that next meal, you’re in great luck because … you’re only 20 minutes from the foodie capital of Georgia and have so many southern-inspired haute cuisine legends like Cotton & Rye, The Grey and Mrs. Wilkes Dining Room; (4) One of our most favorite places to visit in all of Savannah is Forsyth Park, which is centrally located in the city and provides for a great green spot to spread out a picnic blanket, take in the sun and cloud-gaze underneath the canopy of ancient Oaks just dripping with Spanish Moss; and (5) Infatuated with ice cream?! Then you won’t want to miss the best (and oldest) ice cream parlour in the entire South by paying a visit to Leopold’s – and do be sure to get a taste of the lemon custard or the rum bisque – simply OUTSTANDING!

    Roadside RV Parking Depot Near Savannah

    Len Thomas RV Park & Campground is evenly sandwiched between Savannah, GA and Hilton Head, SC – two of the most amazing destination points in the entire South, with one representing historically significant points of interest, delectable restaurants providing the best southern comfort foodie delights along with maze-like cobblestone streets shadowed by ancient Oaks veiled in Spanish moss … with the other offering some of the most fantastic white-capped oceanside you’ll come across anywhere on the eastern seaboard with plenty of restaurants offering up fresh ocean catch and miles of pristine beaches to explore. 

    Located just off Highway 315, you’ll discover this RV lot due northeast of Route 17, which is what you’ll need to take out of Savannah as you cross the Talmadge Memorial Bridge, which spans the Savannah River, and separates Georgia from South Carolina. Len Thomas RV Park & Campground is only about a 10 mile (25 minutes) sauntering drive from Savannah, dubbed ‘Hostess City of the South’ and 22 miles (40 minutes) to Hilton Head Island. 

    You are so far out in the boondocks here that you won’t be bothered by the noise of passing by traffic, blaring horns and the hustle & bustle of the city. Len Thomas RV Park offers up a nice feeling of being out in nature, although the property itself is quite unremarkable apart from the nice perimeter of trees that will provide a good sense of privacy. Once inside of the property though, this small enclave is wide open exposing you to ALL of your would-be neighbors. You’ll snake around the place on some less-than-optimal pathways, so do be careful as there’s a handful of not-so-friendly potholes. There’s full length back-in (about 30 slots) and just a handful of pull-through sites (in the center of the singular loop) all with a decent concrete slab to rest your RV on with full-hook-ups (30 / 50 electrical amp, water, sewage). This is a pet-friendly campground with complimentary WiFi along with a designated dump area. 

    There’s a handful of downsides here to note: (1) If you want to drop anchor here, the minimum is a month, but at $450/month, it’s fairly economical; (2) With a$150 (vs.$125) refundable security deposit applied to your electric bill and kilowatts being charged at$.13 ktw/hr (vs.$.11), it is slightly higher than its next door neighbor, Hardeeville, but as long as you don’t destroy anything while you’re staying there, you should be alright; and (3) Len Thomas RV Park doesn’t accept either credit or debit cards, so checks, cash or money orders are the only acceptable payment. By the way, when’s the last time you had to get a money order?! 

    Insider’s tips? Here’s a few: (1) If you find yourself needing to restock your pantries or coolers, there is both a Dollar General and Publix nearby, and further afield you can find a Sam’s Club and Walmart; (2) When you get tired of trying to figure out what’s next for dinner, head on over to nearby chicken lick'n or The Pink Pig, but if you’re looking for something more substantial and / or upscale, then no problems as you can head back to Savannah, which will have tremendous options, of which I highly recommend either Husk Savannah or Mrs. Wilkes Dining Room; (3) Infatuated with ice cream?! Then you won’t want to miss the best (and oldest) ice cream parlour in the entire South by paying a visit to Leopold’s – and do be sure to get a taste of the lemon custard or the rum bisque – simply OUTSTANDING!; (4) One of our most favorite places to visit in all of Savannah is Forsyth Park, which is centrally located in the city and provides for a great green spot to spread out a picnic blanket, take in the sun and cloud-gaze underneath the canopy of ancient Oaks just dripping with Spanish Moss; and (5) If you’re hauling watercraft and looking for a sweet spot to dip your starboard into? Then head on over to nearby Kingfisher Pond Recreation Area, where you’ll have to battle it out with all of the Lilly pads, but other than this, it’s an incredibly nice bit of water to practice your oaring in.

    South Carolina…Will go back

    This campground is lovely. Spacious, clean, well maintained, quiet with beautiful view of the lake. Everything is marked clearly, check-in was a breeze. Easy to get to and ours was a back in site. Super easy to park and hookups we’re very accessible. Just couldn’t have been happier.

    Very quaint little campground.

    Stopped on the way to Maggie Valley NC. Nice half way spot from Fl. Full hookups available. Our 35 ft rv fit perfect in the spot. They are dirt/sand sites. The camp store wasn’t opened when we were there for the 1 night. Right beside a cow farm to look at. A fishing pond is available but the water was super murky. Everyone was friendly. Fire pit available. Would recommend. Super cool playground with an awesome swing. See video. 😊

    Tiny town for real!

    Super cute family owned rv campground l. All the basics, no frills.. they do have plans on creating activities for the guest. 2 dog runs, fire pit, sand box for the kiddos. It is about 25 minutes off highway 95. Great stop for a 1 nighter on a trip. I would recommend.

    Deserving of the Resort Title

    One of the nicest campgrounds we have stayed. The staff was excellent from the moment we checked in until we arrived. They helped with everything from helping setup, delivering firewood to the site, activities for kids, and continuously working to keep areas clean.

    The weather was starting to get a bit cold for the pool but our kids still enjoyed playing in it and the playground was one of their favorites. We also enjoyed the bike path around the resort that at times seemed very remote.

    CAUTION:  The directions provided by The Dyrt to this location are incorrect.  It is not located on Sand Hill.  So please use Google Maps to find the location or you will be down a long dirt road with no place to turn around.

    Black Pearl Farms fit most of our expectations.  However, I did make some poor assumptions regarding the information.  We were in spot 3 which had "access to power and water".  Which was true, but not what I assumed.  The site was a few yards away from a wash area to get water from and there was a 12 volt power cord outside to plug into.

    Our dog loved having the space to roam around and the camping spots were in a wooded area behind the farm.  We stayed in number 3, but if we return our preference would be for number 2.

    Anyway, it was a nice spot once we arrived.

    Great experience

    We stopped for one night on our way north. We had a ok site. The two best sites are 52 and 16. This KOA had a nice clean pool, a big chess game, panning for gold, a playground, a lake, a neat old phone booth that is a lending library and the Mermaid Coffee bar and Cafe. They do wine and beer tastings or you can just buy a glass of either. The sell Hunts brothers Pizzas that were cooked in a pizza machine, they were great. They have a small store if you need some things. This KOA has some cabins that are nice looking, a few of them are old train caboose’s. Very nice place to visit. To top it off a beautiful sunset.
