Corrupt Owner

If I could give less than 1 star, I would.

Rented a spot out for a month, less than a week after moving the rv on the property we get an eviction notice for the end of our pay period with no reason as to why. We had done nothing out of the ordinary, no trash left outside, waste properly disposed of. We were never warned if we were too loud during a quiet hour or anything else of the sort, otherwise behaviors or anything else would have been corrected. The only thing we had to do was change the brakes on our car, drive the vechilce around, and was yelled at that we were going too fast despite no clear signage for speed limit. When asked, we were told literally "We dont know, talk to Adam." Adam is apparently the owner. When I asked if I could have a phone number or contact info to reach him I was told no. There are no rules or regulations posted for the camp grounds posted or otherwise, no signage, not even a speed limit sign to officially post or regulate anything. Even when you pay, there is no info sheet or regulations sheet they give you so that you have the proper information for the park amenities and rules. The staff are rather rude in demeanor and very judgemental, seeming to take advantage of the fact there are no clear rules or regulations against anyone new to the park, anyone new to this little residential "clique" they have going on here. I wouldnt waste my money into these people's corrupt pockets or anyone else's in the town of Blanca for that matter. Spend your good money somewhere that at least has a hot shower and a good environment 👌

Clean, quiet, affordable

Nice place to stay with a small store, gas station, and showers available. Helpful staff, had a great night's rest in this hidden gem!

Way too noisy

Got personal 4 wheelers, then the a/c noise from the campers, people with their drama, and the police on the other side of the fence. Very sad here.

Dump station? - no but sites were full hookups Water fill? - no but sites were full hookups Clean site? - 🤷🏼‍♀️ Clean bathroom? - no. But with flip flops the hot showers and warm bathrooms served their purpose in the bitter cold winter. Just don’t expect a working lock on either of the Women’s shower doors. Flush toilet? - yes Showers? - yes, hot

Why did we stay? We visited Great Sand Dunes NP and had planned to stay at the dry campground called Zapata Campground. We had been having issues with our diesel heater and needed electricity to plug in our electric 120 heater. This RV park had all the creature comforts and a gas station. Buuuuutttt it was sketchy.

We had just spent two nights along the highway due to RV needing repairs. We picked the first RV Park we could find. Fortunately, they could accommodate us, but it was a less than desirable place. First, it was extremely tight access; we had to ask a neighbor to move his truck. It was a full hookup, but the tap was broke so we had to tap into the neighbor’s waterline with a splitter. You can’t choose your neighbors but many in the park gave us concerns for our safety. We had to park our truck at the end of the park due to the limited space... wish more RVers would have been as considerate. We didn’t use any of the facilities so can’t comment on cleanliness. There is a large open trench by the trash cans, so watch out if you have children.

Cool little place

Would give five stars, but right on the main road through the San Luis Valley so it's a little loud, and bright at night. That said, it's still peaceful, and the people are nice. Has shower and laundry for guests, and full hookups for RVs. It's $30 per night or $199 a week, we stayed two days, and would stay again. They allow pets, but have a strict "no pit bulls" dog policy. So unless your "pit bull" is a service dog, they can't stay. Unfortunately dog breeds and temperaments are still misunderstood, but that aside, good people, and nice little place to stay.
