General Overview

Welcome to Sullivan's Camp Cacapon. After retiring from the US Air Force we settled down in Northern Virginia and began our second careers (as so many do). With the hustle-and-bustle of the DC area (and the dreaded I-95 corridor), we had to find a place to get away from it all. We absolutely fell in love with the Cacapon Valley and it's crystal clear, slow-moving, waters--as well as nearby Berkeley Springs with it's art scene, antique shops, spas and Apple Butter Festival. Nothing more relaxing than spending time in the mountains, fishing, kayaking, and just kicking back.

Sullivan’s Camp Cacapon is more than just a campground, it is a place where families come together and lifelong memories are made! This campground is created by our family for your family. We hope you will enjoy it as much as we do! When we found this beautiful 8-acre property, we truly struck gold. Just 20 minutes from the Berkeley Springs, and in the heart of the Cacapon Valley, there is plenty of exploring to do on your next vacation to Sullivan’s Camp Cacapon.

Our campground is the perfect place to kick back for a weekend getaway or to bring the whole family together for a special event! Bring your own tent, or rent out one of our cottages! Camp Cacapon brings a new meaning to camping. You will have all of the scenic outdoor vibes here, with a touch of luxury. We created Sullivan’s Camp Cacapon so that we can share our little piece of heaven with you and your loved ones. As retirees from the US Air Force, our family spends a lot of time here and created this space to get away from the hustle-and-bustle of everyday life. We hope you join us on your next getaway!

Directions

Coming from Berkeley Springs on WV-9 W/Cacapon Rd, pass Doris’ Deli in Great Cacapon (very well stocked General Store) ¼ mile past Doris’, turn left at the Emmanuel Baptist Church on to Rock Ford Rd. At this point, reset your tripometer…as you will stay on this winding road for 4.6 miles. After 3 miles, you will cross over a “low water bridge” (wood bridge with no rails). Keep going on Rock Ford rd, for another 1.6 miles. There is a huge wood sign at the entry of our driveway, on the right, that says SULLIVAN’S CAMP CACAPON. Turn onto Sullivan’s Retreat Trail and follow it to the end (red roofs).

One of the best camps ever!

We chose Sullivan’s Camp Cacapon for our first “glamping” trip, and we are so glad we did that! The camp is quiet and immaculately maintained, and it is situated in a lovely area along the river. We stayed in two brand new, enormous glamping tents. Each tent had two comfy queen-size beds, a heater, a fan, and two lamps with USB ports (a touch of luxury). The wi-fi in the camp worked very well for us, and we used it to exchange photos taken while hiking in the nearby Cacapon Resort State Park. The owners thought of everything—they even provided carts to transport your belongings to the site. The pavilion was nice and spacious, and it protected us from rain during dinner. The camp hosts were warm and friendly. We highly recommend this camp, and will be returning for sure!

Fantastic Hidden Gem!!!

We recently stayed at Sullivan's Camp Cacapon and were truly impressed by the experience. The campsite is extremely well-maintained and offers a great mix of nature and comfort. We appreciated the cleanliness of the camp and the friendly owners who greeted us upon our arrival and even took us on an ATV ride down the river! Waking down to the Cacapon River was a highlight, providing a peaceful and refreshing start and end to each day. It's an ideal spot for anyone looking to escape day-to-day life and enjoy some quality time outdoors. We highly recommend for both new and seasoned campers!

Best decision you’ll make

I’ve done a lot of camping over the years in a variety of places across the US. Sullivan was unequivocally one of the best places I’ve been and it’s second only to the hospitality of the owners and even the janitorial staff, who do a phenomenal job by the way. If you’re looking for a quiet place away from the world, this is it. Don’t be concerned by the reviews of no signal, yes they are true, but isn’t that part of the appeal?

As to no cell signal....as you said, it's true. However, if you enable WiFi calling on your cell phone BEFORE you get here, it will work perfectly on our WiFi without CELL reception.

Beautiful campground... practically Glamping

The campground is beautiful and everything is well maintained. The bathroom is clean. There is open space and tree cover. There is river access. 

We love it here. The first year we stayed on a tent site. We upgraded to the cottage the last 2 years. For the amazing comfortable beds and the ac. The upgrade is worth it. 

The owner is amazing and goes out of his way to help his campers and make sure everyone is enjoys their time.

I can't say enough good things about the camp.

Beautifully maintained peaceful secluded place

Beautiful location right on the river. Meticulously maintained campground. Plenty of space for relaxing experience. Only two RV sites yet full hook up which is a rare find. Just 20 minutes outside of town for dog friendly restaurants such as Lot 12 and Beddylou’s

So we are back down to just one RV site for rent, plus 10 riverside tent sites, 2 cottages, and the boondocking lot of course.

A slice of heaven!

Great campsite along the river. Incredibly scenic. Nice place to avoid the crowds you see nowadays at state parks. We spent the weekend playing on the water--relaxing on our floaties and playing around on our paddle boards and kayaks. The area is well maintained, with clean bathrooms. Thoughtful host who is always thinking about ways to improve the experience and the site. Highly recommend!

Peaceful, magical spot in the mountains

This place is special. Beautiful mountain setting with river and quiet. Remote, but short fun drive to town. Owner very responsive. Don't miss out on a very magical experience.

Very peaceful, beautiful setting and very relaxing!

Such a wonderful setting, not your typical campground with the crowds.   If you love peace and solitude this is the place for you!  Beautiful surroundings nestled off the beaten path but definitely worth checking out.

It was the best camping experience I've ever had

I literally cannot express enough how amazing this site was. For starters, I was looking for a site to accommodate roughly 60 people and when I was trying to figure out how many sites to book, Mark was immediately open to my group booking the whole site. He was super responsive to any questions that arose prior to arriving on site and was very open to helping us prepare. When we arrived on the site he was present and ready to answer any questions as well as make sure the site was in top condition for us. While we were at the site, Mark was super kind and social with everyone and even offered rides on his ATV which everyone loved. I cannot express how amazing this site was and my group is already planning our next trip.

Hidden Gem!

So happy we discovered Sullivan’s Camp Cacapon! The camp is meticulously clean and maintained, and the owners , Mark & Ann , are so hospitable, going out of their way to make sure our visit was safe, fun and secure! We were thrilled to have a full hook up for our RV AND have a large private site! We will definitely be repeat customers!

Thank you Ann for taking the time to review our property on THEDYRT. We are brand new campground and really love meeting new people and sharing in our love for the outdoors. The Cacapon river is so special, because of its clarity and it is moving at only 1 mph (everything seems to slow down at Camp Cacapon).

We purchased the property in 2016 and started the process of building our family retreat. A couple years ago, we decided to open a small campground and in 2021 we were officially open for business. We are constantly learning from our guests and making updates along the way.

In fact, we plan to enclose the riverside shower for privacy, based on customer feedback. It will still be cold-water/open-air, but with privacy. Being that we are a short-stay campground, closed for winter, we hope that the cold-water shower will suffice.

Nice relaxing camping experience

This is a very nice converted single family residence turned into a tent and cabin camping area with one RV spot. The RV spot overlooks the camping area and has full hookups. Campground is located on 8 acres with excellent upkeep and grounds maintenance. The site is obviously a labor of love for the owner. It has nice water access to a creek that is wide and inviting. Mixes tall trees with well manicured grass areas. Check out the abundant chainsaw art. It’s a bit out of the way, but road access is good for all but large rigs. All in all, we had a very laid back enjoyable stay. Would recommend to a camper looking for something different.

We continue to work on the property nearly every weekend. You are correct about this being a labor of love. We get so much out of simply watching others enjoy our property. We love watching the kids on the swings, the adults splashing in the water (like kids), and just the big smiles on everyone's faces.

Perfect Serene Riverfront Stay!!

We loved our stay at Sullivan’s. We stayed for a full week at their RV site with our 32ft camper trailer. Coming mid-week we enjoyed most of the campground to ourselves. A great place to unwind & enjoy nature. Host was great and made sure to send all the details, checked in with us mid week to see how things were going and ensures we enjoyed our stay after we left. 5 star service! 

(Be sure to download checkin instructions prior to arrival as there is wifi, but no cell service … bonus for relaxation!)

Great TIP about downloading the SUPER important documents attached to your confirmation email. Those include directions to our property, unlock codes for the access gate, how to find your site, where to park, how to connect to the WiFi and more.

We do not have "staff" on site, so without these documents already downloaded to your phone, you will most certainly have a hard time.

Great relaxing camp

What a nice camp. The place is clean and well maintained, each site is getting a space for the tent, a picnic table and a fire pit. There are bbq spread all over the camp. The river water were so clean and fun to swim in. We really love this place and the people who own it

Hidden Gem!

What a hidden gem Camp Capapon, is. This is exactly my idea of camping. Beautiful place, tucked in the woods, right next to the river. The RV campsite is spacious, private, shaded, and with full hook-ups. The RV spot is perfect, so leveled all you have to do is shock your wheels. We brought our kayaks and got them on the river for some time. The scenery will take your breath away. I just fell in love with the place and will be back. Mr. Sullivan was very accommodating, helpful and responsive. Pet friendly, Wifi is provided, and the facilities are in pristine conditions. What else could you ask for???? I'm having mixed feelings about reviewing the place, because I want it all to myself, lol, no but seriously, do yourself a favor and take a trip here, you will not regret it.

Lovely getaway spot!

Perfect piece of paradise. You wouldn’t even know you’re at a campground because it feels like it’s your own little getaway spot and with everything you’d possibly need for a relaxing time. Sit down and listen, you’ll hear absolutely nothing.😁
