Ms. Lynn's Old Pavilion RV Park

Ms. Lynn's Old Pavilion RV Park occupies a narrow strip of land directly on the Gulf of Mexico in Perry, Florida, where full-hookup sites line up just feet from the water's edge. This privately managed park operates year-round with rates between $60-70 per night, though some campers report securing waterfront spots for as little as $25-40 with Passport America discounts.

The park's main draw centers on its immediate Gulf access. Waterfront sites allow RVers to park within five feet of the water, where fish jump regularly and various bird species congregate along the shoreline. Several reviewers mention the sunsets from these prime spots, with Steve D. noting "sunsets are the most spectacular you will ever see." The property includes a small boat launch for anglers and boaters.

Sites come with full hookups including electric (both 30 and 50 amp service), water, and sewer connections, though some electrical pedestals may need repair. The park maintains WiFi access and allows campfires and pets. No bathhouse or shower facilities exist on-site after hurricane damage, making this setup work best for self-contained RVs. Keaton Beach sits within walking distance, offering public restrooms and a playground for families.

The owner, Ms. Lynn, receives consistent praise from guests for her hospitality and flexibility, often accommodating late arrivals without reservations. Sites run small and close together, but campers prioritize the waterfront positioning over spaciousness. Adriyel P. summarizes the trade-off: "spots are on the small side, but they all come with full hookups, and if you get one on the water, you are ON THE WATER!" The park attracts sport fishermen and serves as a quiet base for exploring Florida's Big Bend coast, with additional campsites outside Steinhatchee available for those seeking more options in the region.

Visitors often highlighted the unique waterfront location with Gulf-front sites and spectacular sunsets, plus Lynn's exceptional hospitality. The no-frills approach means limited facilities, but many found the pricing fair for the prime location.

Sunset will take your breath away!

Ms. Lynn’s Old Pavilion is a peaceful, tranquil place to relax and take in beautiful sunsets. Being able to back our rig up to the water felt like a true luxury and brought a sense of calm to our entire stay. Even while recovering from Hurricane Helene, the park and its community are rebuilding with care and resilience, which made our time there even more meaningful. I highly recommend staying here, whether you’re passing through or planning a longer visit. You won’t be disappointed.

We will defiantly be back!

On the Gulf

The park itself is not much to look at. Spots are on the small side, but they all come with full hookups, and if you get one on the water, you are ON THE WATER! Plus the owner/host is absolutely delightful.

Beautiful Gulf view

We booked this morning due to being ahead of schedule for our next RV park. The owner is adorable. She and her run this small park directly on the Gulf. She gave us a waterfront site for $ 40 a night. There is a small boat launch that we are planning on using tomorrow. The only reason I gave 4 stars instead of 5 due to the fact it is bare bones . No amenities. This doesn't bother us. Can't beat the location.

Water front camping

We arrived pretty late, like 9:30 pm and the host was still there to meet us, even with no reservation. When we woke up in the morning we found ourselves in a waterfront spot overlooking the gulf. We paid 25, the sites have full hookup but the 30amp plug was broken.

It was pretty quiet.

There is a nice beach a few block away, with public bathrooms and a big kids playground.

There are no bathrooms or showers in the campground.

Owner is great. No frills park but wow!!

No frills. Non bathhouse....blew away in hurricane 🌀. Rebuilt...blew away in next hurricane 🌀. Full hookups 20 bucks with passport America. Cash only. Lots of sport fisherman. Get a spot on the water is a must do. Literally 5 feet from the gulf of Mexico. Sunsets are the most spectacular you will ever see. Tons of birds. Fish jumping. Great stay. A little out of the way, but worth it.

All I can say is WOW

This is a hidden, off the beaten path, gem. I First, the owner is beyond kind and sweet. I would stay here just because she is that great. Helpful and kind. Second, this setting is just beyond beautiful. It literally backs up to the gulf. If we got any closer, we would be IN it. I can’t explain how beautiful the sunset is here.

This will be a stop for us every single time we’re in Florida.

Perfect!

My husband and I chose Old Pavillion for our maiden voyage in our new to us camper. We got lucky & got lot 17, a waterfront site. It was absolutely amazing! The sunsets were breathtaking. Everyone in the Campground was so friendly. We made our reservations with Lynn, and she was SO friendly & welcoming. The price for the site was more than fair. City water & sewer hookup was a nice bonus. Keaton Beach is a 5 minute walk or 2 minute drive away. Small, quaint Beach. It was perfect. I can't say enough good things about Old Pavillion. We're in love with the place, sad we had to leave & can't wait to come back!!! ❤
