Bad

Unlevel sites. Quarter showers. Mostly long term or permanent residents. Seems like the short term RV sites were an after thought, this whole park needs major work. They will keep your full payment even if you leave early. Their website has a major virus, beware if using a computer. Look elsewhere, this is a cash grab at best.

No longer family

They kick you out for no reason long term guests beware this place has only gone downhill from the family community it used to be

Gaining downhill momentum

My friend has lived here since the old owners were still at the park. While the new owners seem to be trying to upgrade the park, you can tell their priorities are geared towards things they can use to justify charging more, rather than making the park a better place to be. My friend lives in constant fear of eviction for no other reason than 'because they can' and they don't have anywhere else to go. If anyone tries to give the owners constructive criticism, they are evicted. If the owners do not like anyone, for any reason, they are evicted. If the owners do not like someone you are friends with, you might be evicted too. A response to a google review said they always have a reason for evicting someone, even if that person doesn't like the reason. And while I am sure they DO have some reason for evicting everyone, more often than not they choose NOT to share that reason. When people ask why, the owner just grins and says"I am not required to give you a reason". The owner/manager has also responded to several reviews calling people liars, but never saying What they lied about. They say they have made the park safer for children, but they took out the security gate that kept strangers out at night. They've started construction at the front gate all the way to the office with deep trenches all over the place. They sent an email to everyone mid-summer asking them to reduce their AC power consumption because the ancient wiring can't handle the load, but has never been a problem until what they are setting up a bunch of new sites so they can use every inch of profit. They promised not to increase the rent, but then added a"mandatory fee" to everyone's rate, but this does not count as a breach of their promise as they called it a fee and not a rent increase. Then, 2 years later, they send an email that they are doing away with the fee! Oh, but rent is going up by that same amount. But be happy because the fee is gone because they are calling it rent now and not a fee. They have made promises for 2 years for a new pool after taking out the old one, a dog park, and to fix the horrible roads and none of his has been done. While the new bath house is very nice, they now charge for showers. The new laundry room is more modern than the previous outdated one that was owned by some other company, but the new machines They own and profit directly from are less efficient and you have to pay extra to add enough water to get your clothes thoroughly wet, and completely dry. This park used to be a nice place to be. I have hopes that it can be again if the owner decides to start putting the people before the pocketbook. They clearly bit off more than they could chew, and keep overpromising and underdelivering. To save the owner time in responding; No one by my discernibly made up name has ever stayed at the park, so I am absolutely lying about everything, like all the other reviews. None of these complaints were ever told to the owner directly in the 2 years they have owned the park but they would love if I called them to talk about it. The email about not using your AC in the middle of summer was clearly a hacker and they never felt that. They are clearly doing everything they can to make the park a better place and it isn't their fault that rent keeps increase on it's own. Everyone who is ever evicted is obviously a terrible person and it has nothing to do with the owner's vendetta against anyone who doesn't give her a sticker and tell her she is doing a good job. Just sell the park already.
