First, the plus side: inexpensive, neighborhood seems friendly, close to town.  Things to consider: very neglected looking with weeds, trash, and unused stuff just sitting around; showers and bath house inoperable; no manager on site so resident yelling, slamming doors, banging on stuff at all hours of the night is never addressed; free range dogs, cats, even a goat!  With only a little work, it could certainly attract many from the Walmart lot!
