Best RV Parks & Resorts near Theodore, AL

Theodore, Alabama features several dedicated RV parks with full hookup capabilities. All About Relaxing RV Park offers 41 concrete sites with water, sewer, and electric connections including both 30 and 50 amp service. The sites accommodate large motorhomes and provide year-round access. "Large concrete sites, friendly host and guest. Best Wi-Fi ever. Beautiful park area. Dog friendly with park and dog washing station," noted one visitor at Homestead RV Community. Nearby Mobile Oaks RV Resort (formerly Johnny's RV Resort) features full hookup sites with security gates, a 14-acre lake and swimming pool. Winner's Circle RV Resort provides level gravel pads with water, electric, and sewer connections positioned far back from the road for reduced highway noise.

RV travelers should note that most Theodore area parks require reservations, especially during winter months when snowbirds occupy many spaces. Dump stations are available at most parks, though Alabama Welcome Center Rest Area on I-10 offers a free dump station for travelers passing through without potable water. Several parks maintain laundry facilities and pet-friendly policies with designated dog areas. A review mentioned that "the park itself is immaculately clean, the pool is beautiful, and the large oaks on the property give so much shade." Propane services are limited, with Mobile Oaks being one of few parks offering on-site propane sales. Cell service is generally reliable throughout the area, and pull-through RV pads are available at select locations including Winner's Circle RV Resort.

    Sugar Sands RV Resort

    Our favorite Orange Beach campground

Very clean. Spacious sites with level concrete pads. Full hook ups. Only 8-10 minutes to the beach.  Very clean bath houses. Easy to navigate campground road with tons of room to back into back-in sites. Pull throughs also easily assessible. Nice pool. Check in easy and quick. Employees very friendly. Will be back next month. Camp store on site. They also have a few rental tiny houses and rv's. Trash pickup at your site each morning. Cable TV and great WIFI.

9/6/20 update: all things mostly the same, bath house closed from 8pm to 8am and WiFi not nearly as good as past visits.

    Oaklawn RV Park

    Good for a layover

The good: location was great, right off the highway and next to a Camping World, Tire center, and emergency vet. Wi-Fi worked well, park felt safe, and we were only 10 minutes from major attractions in the area. The bad: water pressure was horrible. Sites were tight and overlapping, a little uneven, and about 4 inches unlevel. This is definitely a long term campground connected to a mobile home park.

There are a few open pull throughs for transient travelers and I would recommend them as an overnight stay based on location only.

    Magnolia Farms RV Park

    Quiet, Friendly RV Park

We are fairly new to the RV life - Andy tried to help us back in, and then decided he would just do it for us. He was so helpful. Everyone has been helpful. The laundry facility has an app that lets you know when your clothes are done, so you can walk back to your camper and wait instead of sitting with it. 3 or 4 activities are planned every month. There are some permanent residents, but enough transient to feel like you are with travelers. We chose it because it was close to our daughter, but would choose it again. Monthly rate is cheaper than daily rate. There is a fire pit for everyone to share, but no fire pits or grills for individual sites. Wooden decks for each site are nice. Grassy back in and some pull through- all level. Someone is always tending to the grounds and doing maintenance on the sites. We’ll be back!

    Gulf State Park Campground

    Beaches and bikes

Gulf Shores Alabama Gulf State Park Current camping spot on the canal. Ours is a nice pull thru with electric and water. Almost 500 sites here from tent to big rig friendly. Spacious sites, some with foliage, some with Lake or canal views. Grills but no fire pits. Right now there's a shortage of usable bath houses because of hurricane damage repairs in progress. Good wifi, local TV, and cell service. Close to stores and dining. Free access to adjacent pier. Great coastal access. Free use of bikes. Lots of great paved and boardwalk trails. Gators, snakes, armadillos and birds reside here.

Davis Bayou Campground — Gulf Islands National Seashore

Gem on the Mississippi Gulf Coast

We really enjoyed our stay at Davis Bayou. The campground seems to be a bit dated, but we kinda enjoyed the nostalgic element this added to the vibe.

The sites vary in size, we noticed most big rigs had to park their tow vehicles or toads in the auxiliary parking. If this is a problem you may want to look at other options, as the park staff is very diligent about keeping folks off the grass.

The park staff did regular patrols though out the park. They were very friendly.

We enjoyed riding our bikes around the park and to the historic arts district in Ocean Springs. There are several restaurants and bars with live music which was fun. There are also alot of art studios to check out.

We also took our canoe all though out Davis Bayou and to the beach, which was a ton of fun. The tides are in play here, so make sure you study up as conditions can and do change rapidly.

The visitors center is definitely worth checking out and while your there make sure to check out the fishing pier.

Each site has a picnic table, fire ring, power and water.

The cost is $22 a night per site.

The bathhouses were cleaned regular and had great water pressure. The water has a bit of a smell to it.

    Verizon cell service worked okay.

    Bring bug spray.

    Sun Outdoors Orange Beach

    Lots of concrete

This is an all Inclusive RV Resort! Lots of spaces, but very few RVs when we were there. Sites are all concrete with easy access hookups. Not much shade. 2 pools, one adult only. Dog Park, laundry, tennis courts, gulf cart rental. They even have a business center. Walking trails connect to Gulf State Park. They do a lot of planned activities which can be annoying. Long term or short term sites available.

    Great State park on coast

Gulf Shores Alabama Gulf State Park Current camping spot on the canal. Ours is a nice pull thru with electric and water. Almost 500 sites here from tent to big rig friendly. Luxury RV Resort

    Great level spots

The park great and very easy to get into (35’ 5th wheel). It was very full while we were there but the spots were set up to feel like you still had your own space from your neighbors. Room to park 2 cars. 2 separate spots to tie into the sewer which was nice. Level concrete pads with picnic tables. Hosts where very helpful. Walking distance to the beach and restaurants. Would stay again.

Davis Bayou Campground — Gulf Islands National Seashore

    Close to Ocean Springs, Ms.

This is a popular park during the winter months as it is a National Park. Reserve early. No wifi, no laundry but clean bathrooms and shower. Electric and water at the campsites and a dump station is available. Close to town and all the good eats. Nice clean park.

What campers like

Swimming options: Multiple parks offer pools as alternatives to Gulf beaches. "We've enjoyed our stay at this RV Park. A lot of thought went into the amenities. Wooded camping environments: Some parks offer more natural settings than others. "It is very close to Mobile, but also very secluded. There is alot of space between sites and lots to see and do within the campground also. Hiking and biking trails, a boat excursion and a history tour of the area," shares a reviewer about Apalachee RV Campground.

Dog-friendly facilities: Most parks accommodate pets with dedicated areas. "Super clean and quiet. The views are gorgeous. The owner and camp host are very nice and helpful. The sites are HUGE! Plenty of amenities. I highly recommend!" says a camper at Homestead RV Community.

Shaded sites: Oak trees provide natural cooling at several campgrounds. "The sites are located under massive oak trees with Spanish moss hanging from the limbs," explains a visitor describing Bay Breeze RV.

What you should know

Winter availability concerns: Winter brings an influx of seasonal campers. "This park is now Mobile west. They are still going through some changes. Pretty quiet park with security gates and cameras. Alot of nice size trees with a 14 acre lake and swimming pool. They sell propane on site also. Alot of long term worker campers but it's been a nice month here," reports a camper at Mobile Oaks RV Resort.
