Best RV Parks & Resorts near Pismo Beach, CA

Pismo Coast Village RV Resort and Pacific Dunes Ranch RV Resort provide full-hookup sites for motorhomes and travel trailers near the Pacific Ocean. Both parks offer 30/50-amp electrical service, water, and sewer connections year-round. Pacific Dunes features hard-packed sand and gravel pads with limited privacy between sites, while Pismo Coast Village has concrete pads that accommodate larger rigs but position RVs quite close together. Holiday RV Park and Pismo Sands RV Park maintain similar amenities with pull-through sites available at select locations. Most parks have picnic tables and fire rings at each site, though some restrict open flames. "The sites were flat, but there was no barrier between you and your neighbors. The RV sites looked very cramped but the tent sites seemed adequately spaced for the most part."

Reservations are essential during summer months and holiday weekends when occupancy reaches capacity. The dump station at North Beach Campground costs $10, payable by credit card only, with potable water available for tank filling. Cell service varies significantly between parks, with stronger signals at coastal locations and weaker coverage inland. Many RV parks charge additional fees for pets ($3.50 per night at El Chorro Regional Park) and extra vehicles ($13 at some locations). Propane filling services are available at select resorts, with Sun Outdoors Central Coast Wine Country offering bulk propane at $3.50 per gallon during limited daily hours. According to one visitor, "There is no RV dump at this campground. Sneaking into one of the full hookup sites to dump your tanks before you leave is one suggestion though."

    Camp San Luis Obispo RV

    Very clean and open campground

We have visited this place at least 3 times .  It is a dog friendly camp sight with pull through campsites.  The cost of the pull through is 25 $.  They have 30 amp/50amp available. They also have overflow camping available for 5 $.  Please beware that overflow is I. The grass area and does not have hookups.  You can tent camp in those.  If you do park your rv in the overflow there is a dump site for those. They have clean facilities on site, bathrooms with hot showers.  You can bike, walk the base.  The area is kept very clean and at night there is no noise.  At 10 camp goes silent.  They have a table and brick fire pit at each pull through. Bring you own firewood. This is a military base so don’t forget your military Id  or civil service Id.   There is a small commissary (store) near the campground, but hours vary.

We go here with our kids  and love it as it’s clean secure and close to (15min) to the beach.

Note reservation maximum 30 days ahead.

    Avila-Pismo Beach KOA

    Good base camp

We stopped here for a few nights so we could hook up to shore power for a bit, do laundry, dump etc. The campground itself is small and old so the sites can be a little small for the larger rigs. Bathrooms and showers were clean. People who run it were extremely accommodating - it was difficult for us to access the dump hookup in our first assigned site (we have a macerater with a very short hose) so they moved us to a better site. Easy walking/biking access to Avila beach (4.8miles round trip), and quick drive from Pismo Beach and San Luis Obispo. They allow leashes pets and have a small dog park and pet “walk,” and while these are great, I also like to walk my dog around the whole campground when we can’t take her walks elsewhere, and this campground is very limiting. They have several signs up where dogs aren’t allowed.

Overall, this is a great location if you want access to the beach and nearby towns with nice basic amenities.

    Pismo Coast Village RV Resort

Disappointing Stay– Not What Was Advertised

We just returned from a stay at Pismo Coast RV Resort, and unfortunately, it did not live up to expectations. Check-in was fast and easy, and on our first full day, the weather was perfect. The kids enjoyed the pool and arcade, which was a great start. However, several advertised amenities were either missing or in poor condition. We went looking for the mini golf course that’s promoted on their website, only to find it completely ripped out and blocked off— very disappointing since it was one of the reasons, we booked this resort. We also searched for the ping pong tables, which appear to have been left outside and are badly warped and unusable. Another letdown. The basketball and tennis are combined into one court, so only one activity can be played at a time, and we never did find the horseshoe area. Our group included eight people and two travel trailers. We had told the kids all about the resort's amenities, which played a big part in our decision to book. It was disheartening to find that many of the features we looked forward to simply weren’t available. Dinner at the on-site restaurant was equally frustrating. Service was extremely slow, and there weren’t enough umbrellas to provide shade— we ended up sitting with the sun in our faces. One of our guests wasn’t even asked for their drink order before the server walked away. When we finished eating, it took over 25 minutes just to get our bill, despite the restaurant being nearly empty(maybe 4 tables outside, 2 inside). We felt completely ignored. The first night was peaceful, as it should be. But the following day, large RVs surrounded us and parked so close they encroached on the grass behind our spot. Some opened their toy haulers, making it feel like we had no privacy— just 5 feet from their setup. That night was extremely loud until 11:30 PM, even though quiet hours start at 10 PM. With on-site security, we expected better enforcement. It wasn’t just one or two campsites being loud— it was several, with shouting and laughter like it was a private party. If you’re looking for a quiet, family-friendly place where you can count on the advertised amenities, this is not it. We had high hopes that this would become an annual trip, but based on this experience, we won’t be returning. Really disappointed.

Vines RV Resort, A Sun RV Resort

    Not Luxury

“Luxury RV Sites” not so much I’m not sure why they claim luxury.

It’s just cement pads on top of each other so no one has any privacy from their neighbors. Definitely not worth the$1600 a month to stay here. You would think for$1600 there would be more and better options offered.

It is a very clean campground, I will give them that. It says it includes a picnic table at the back in sites and we were there for 3 months and never saw 1 picnic table.

We are dog friendly people, we did not travel with our dogs, the campground is full of dogs which is great, our daughter loved it. Except there was constant barking from all over the campground. My neighbors dogs barked multiple times a day and multiple times at night, constantly waking us all up in the middle of the night and my daughter during her nap midday.

They do not enforce their own quiet hour rule. Like I said dogs were constantly barking, people playing loud music, loud diesel pickups and playing loud music driving throughout the campground.

They offer a great pool area, one bigger pool but it’s always in the shade because of the big solar panels they built. And one smaller pool in full sun which is nice. But it doesn’t matter because the water is so cold there’s no way we would ever try to take our toddlers swimming in those pools. There’s also a large jacuzzi in the shade.

It is a family friendly campground unless you have kids that nap during the day. It is very noisy. Not to mention it is located right along the freeway so you’re constantly hearing the roaring vehicle and truck sounds from that.

They had some tiny homes lining the outside of the campground that they were removing, I’m assuming to make more room for RVs. Which is great Monday-Friday. Then they were removing them Saturday and Sunday as well. Sunday is my husbands only day off and the only full day we get to spend together as a family. And we got to spend our beautiful Sunday sitting outside with our toddler playing and grilling, while listening to the banging and hammering and the loud trucks taking out the tiny homes on a SUNDAY.

They do have an awesome building by the pool that offers use of a play/game room, kitchen, grills, and dining room. Which is great but it’s constantly filled with people who are not staying in the campground on the weekends, so the people that are staying there and paying for the amenities can’t use it on the weekends.

Like I said, definitely not worth the$1600 monthly fees for long term living. If you’re here for just a night or two might not be that big of a deal. When we first got here we were told it would be$1400 monthly payments and not even a month in we get a call that they are raising the rates to$1600. Quite a joke of a“RV Resort”.

    Pismo Coast Village RV Resort

Direct access to beach; great amenities

This is a pricey rv park, but great location and very busy. It is competitive with the others around and think it was the best one in the area. There are over 400 sites and so you are very, very close to your neighbor and tight parking at your rv, but the grounds are kept very nice and there are lots of things to do at the RV park.

Direct access to the beach and can stroll the beach all the way to downtown. Also walkable to state park with walking trails by the water.

Wifi worked excellent and had good AT&T cell service so easy to work remote here. Laundry on site and pricey, but machines worked well and very clean facilities with plenty of washers and dryers.$2.75/wash,$1.75/dry

Close to San Luis Obispo. Awesome food at Oasis Mediterranean, the Honeymoon Cafe and Talay Thai!

    El Chorro Regional Park

Clean, Organized, and Close to San Luis Obispo

Great spot to post up if you want to spend some time in SLO. The sites on the dry loop (Bishop) have little privacy, but most are pull-through. The loops with services have much more tree coverage, but when I was there seemed to be mostly occupied by long term RVs.

I didn't use the showers, but they looked clean (take quarters, I believe) and the bathroom facilities were prime.

Yes, you can hear traffic on Highway  1 from here, but it's not bad at all and the views of Bishop Peak are splendid. Also saw a turkey wander by the first day.

    Pismo Sands RV Park

    Good location, clean & well-run

We stayed here in March 2020 when COVID-19 blew up so it may not be reflective of more typical times.

Park is centrally located, close to stores etc and 5-10 min drive to Pismo Beach.

There are both tent and RV sites of all sizes, 30/50A hookups, water & sewer, plus concrete fire rings and picnic tables at each site. Lots of green, trees, and a small duck pond.

Some permanent residents but mostly travelers.

Park was clean, staff friendly and efficient. Bathrooms, showers, laundry were all clean and operational but were shut down while we were there due to COVID.

Per friendly with a dog run. Good for a night or two for us.

    Jalama Beach County Park

    Ruggedly beautiful beach

General: Variety of sites from basic camping to those with electric hookups. Some are considered premium beachfront sites and cabins. Prices are also adjusted seasonally.

Site Quality: Some sites are concrete; some are on sand. Our site was close to the beach, however, the view of the ocean was blocked by dunes (and also by a restroom). Our site also easily accommodated two camper vans. Each site had a large picnic table and fire ring, although the picnic table was a bit warped.

Bath/Shower: The closest restroom to our site was very basic – one toilet each for men and women with a shared sink on the outside. Showers are in a separate building and are $ 1.00 for three minutes.

Activities: The beach here is ruggedly beautiful and you can walk quite a distance if you go to the left; to the right, there is a lot of driftwood but is still somewhat walkable. There is also a store/small restaurant on-site.

We were supposed to spend two nights here but after a very stormy night, we had to evacuate as the only road in/out was unstable, but we would definitely return. If we were unable to reserve a premium beach site, we would choose a site at the top level. Although these are furthest from the beach, they provide the best view of the ocean.

    Morro Bay State Park Campground

Established campground, basic sites, convenient to town

This is a well established California state park campground, just a mile or so from the small coastal town of Morro Bay. There are 30 water/electric hookup sites (all fhu sites are pull-through), about 100 dry sites of various sizes, and a dump station and clean-water-fill. There are park aides in the kiosk from 8am. to about 9:00pm in summer, and 9am to 5pm in winter, and always a camp host on duty To report problems to, or to buy firewood from. It's one of the busiest parks in the state park system, and it's a good idea to get reservations if possible. Bathrooms/token showers are very aged and function unreliably. Lots of big trees for shade in many areas, and a nice estuary boardwalk close by for a stroll.

Guide to Pismo Beach

Campgrounds near Pismo Beach offer varied experiences beyond standard RV hookups. The area sits along the central California coast at elevations ranging from sea level to 500 feet, with a Mediterranean climate maintaining mild temperatures between 55-75°F year-round. Most campgrounds experience morning fog that typically burns off by midday, creating distinct microclimates between coastal and inland camping options.

What to Do

Beach hiking trails: At Morro Dunes RV Park, visitors can access multiple coastal paths. "Easy access to bike path and just a few minutes walk or bike ride to down town/harbor with harbor shops and restaurants. Amazing view of Moro rock, super close by!" notes Dennis V.

Sand dune adventures: The dunes provide natural playgrounds for families and adventurers. "No OHV activity nearby, Pacific Dunes Resort is a somewhat secluded RV park... Without the OHV activity, it was safe to hike or dune surf," explains Annette A. about the quieter dune experience.

Hot springs soaking: Avila Hot Springs offers thermal pools alongside camping. "In addition to natural mineral springs and heated pool, facilities have water, toilets, showers, electricity for stealth travelers. Picnic tables outside," says Scott O., highlighting amenities beyond just the pools.

Wine tasting excursions: The region's proximity to wine country makes it ideal for vineyard visits. "We did the wine line and they pick up and drop off at the campground," shares Tonya C., describing convenient transportation services available from camping areas.

What Campers Like

Beach proximity: Immediate ocean access ranks high with campers at Pismo Coast Village RV Resort. "Love how close the ocean was, and a short walk downtown. Spaces were a little tight but lots to do," says William S., noting the tradeoff between location and space.

Convenient amenities: Many campgrounds offer unexpected services. "The park has excellent activities, and an on-site restaurant delivers to your site. Play structures are throughout, and the sites are tight, but clean and mostly level," explains Jason M. about facilities at Pismo Coast Village.

Community atmosphere: The social environment appeals to many visitors. "Large spots and amazing facilities but smell come from the sewing is really bad maybe because they put the picnic table near by the poo hole," Andre P. candidly remarks about infrastructure challenges at otherwise enjoyable parks.

Concrete pads: Several rv sites near Pismo Beach, California offer solid foundations. "Our site was night to the dunes so easy walk to the sand, but about 30 minute hard walk to the ocean, it was worth it," Ryan S. shares about the distance considerations at Pacific Dunes Ranch.

What You Should Know

Reservation timing: Book well in advance for rv sites near Pismo Beach, California. "We arrived later in the day. No hookups, dusty little spot for our truck camper in the back that came with a fire pit and picnic bench," Deanna P. reports about Avila Hot Springs during a last-minute stay.

Site configurations: Many camping areas have unusual layouts. "The roads inside the park a paved, but the sites are gravel which will invariably end up inside your RV. My site #171 was a pull-through and was completely level, a definite plus," Rainer M. details about Pacific Dunes Ranch RV Resort.

Noise considerations: Location affects sound levels significantly. "The campground is narrow and situated directly between PCH and the railroad tracks on either side. So traffic noise was significant, and as an added bonus, every now and then Amtrack would roll past," John Y. explains about Coastal Dunes RV Park.

Walking distances: Ocean proximity doesn't always mean immediate beach access. "You can walk off the property and directly into the sand dunes. Multiple bathroom and dumpster locations. Clean and warm showers available during the day," James O. clarifies about the walking situation at Pacific Dunes.

Tips for Camping with Families

Pool options: Sun Outdoors Central Coast Wine Country offers family-friendly water features. "Their gym was clean with more cardio equipment than lifting. Only dumbbells. We wish we came during when they brought wine from vendors but that's only Thursday- Sunday I think but still it was nice. Fire pit, jacuzzi and pull very clean," C.W. describes the recreational amenities.

Playground access: Several facilities include play structures. "They had horseback riding and a small playground. We came in late and it was hard to find our map and site reservations," Ryan S. mentions about Pacific Dunes Ranch facilities.

Beach equipment: Bring sand toys and disc sleds for dune adventures. "The kids enjoyed the pool and arcade, which was a great start. However, several advertised amenities were either missing or in poor condition," Rachel A. cautions about checking which facilities are actually operational at Pismo Coast Village.

Bathroom considerations: Facilities vary widely between campgrounds. "The toilet cubicle doors were bizarrely short in both directions (i.e. the space from the floor to the bottom of the door was way too much for privacy! Not to mention being too short at the top too.)," Tracey observes about one campground's unusual setup.

Tips from RVers

Site leveling: Come prepared with leveling blocks. "We got site 'W.' Stayed for one night. This spot seems to mostly cater to tent and cabin campers... had to use 4 blocks to level our tailer," Raf A. shares about Avila Hot Springs.

Campsite selection: Holiday RV Park sites vary significantly in quality. "The front office staff is amazing. Expect to unhitch and have maintenance move your trailer into the spot for you… but make sure you remind them you need to level if yours isn't a self-leveling rig," kat B. advises about arrival protocols.

Parking configurations: Some sites require special positioning. "Want to be close to Pismo Beach downtown, the pier and the beach? This is the place for you! The spots however are very tight and short, although there are some that are somewhat wider so you can pull in next to your travel trailer," Theo A. explains about Holiday RV Park's layout challenges.

Surface considerations: Different campgrounds offer varied ground materials. "Nice place to stay when visiting the Paseo Robles wineries. The sites are very close to each other unless you upgrade but still will get to know your neighbors," James B. notes about Sun Outdoors Central Coast's site spacing.
