The San Juan River flows along the back boundary of this family-owned campground, while a small pond anchors the front section where many sites cluster around the water's edge. Located just two miles from downtown Pagosa Springs via easily accessible roads, the property combines riverside camping with convenient town access.
Sites vary considerably in character and setting. Some tent and RV spots sit directly on the riverbank, while others face the pond or occupy more open terrain away from water features. Joanne M. found site 33 "perfect for a small to mid-size trailer, with beautiful trees, a nice fire ring, and a picnic table." The campground accommodates RVs up to 60 feet with full hookups, though some sites offer only electric and water connections.
Fishing draws many visitors to both the San Juan River and the pond, with the campground store selling flies and tackle alongside basic supplies. Walking paths circle the pond and follow the river, where benches provide spots to sit and watch the water flow. The property includes clean restrooms, hot showers, a 24-hour laundry facility, and a game room with vintage arcade games and air hockey. WiFi reaches throughout the grounds, and cell service typically works well.
The campground operates from mid-April through late November, with sites booking up during peak summer months. Staff members, many of them seasonal workers, receive consistent praise from campers for their helpfulness and local knowledge. Bret D. noted that while "we had some noisy neighbors," they "quieted down once we asked," reflecting the generally respectful camping community.
This setup works well for RV travelers wanting full hookups near town and anglers seeking immediate water access, though tent campers should expect closer site spacing than at dispersed camping areas.
