Lake Bryan Campground features waterfront cabins with picnic tables, electricity, and basic furnishings. "We have stayed here several times and have never been disappointed. Karstens RV Resort provides clean, well-equipped cabins with Wi-Fi access included in rental rates. Lake Bryan Campground collects trash daily, replacing can liners each morning to maintain a tidy environment around cabin sites.

      Fort Boggy State Park Campground

      Hidden gem

Beautiful small state park. We usually tent camp but this time we decided staying at a cabin. Nice, beautiful and modern cabins. Love the enclosed porch and open porch as well. The cabin was spacious enough for our family of 6. The new family restroom close to the cabins was great, nice and clean. I will be back.

      Fort Parker State Park Campground

Really spacious RV sites on the lake- yahoo!

This was the first trip we took with our new vintage camper and it did not disappoint! Even in the bitter cold of December Fort Parker had plenty to offer. Their sites are well spaced and large with a picnic table and fire ring. There are several right on the lake. They have several hiking trails and a few historic sites to explore. We really enjoyed our stay.

      Fort Parker State Park Campground

      nature & wildlife!

We stopped here overnight on the way home from Renfest in October 2017... it was rustic, we saw a couple of wild hogs on the way to our campsite.

Like the other state parks we had been to, there was running water, tent pads & a nearby restroom. Since we were only there for one night, we didn't get a chance to explore the park.

      Fort Parker State Park Campground

      Fisherman Paradise....Not for Everyone

The front guardhouse/entrance is extra campy. Low light and decorated with 69 yo 74lb catch pictures. This is by far the most fisherman geared Texas State Park we have been to and it's our 12th!

The playground is nicer than expected. The tr ails are well-marked.

A quirk of this park are the neighbors. You drive by 8 plus mailboxes while inside the State Park. An abandoned home half collapsed is seen from the roadway. So that's unique.

Beautiful and generally well kept. It's an older style but they have a newer playground area next to the old one.

      For a family I give this a 2. For Fisherman a 5. For everyone else a 3.

      Hardy's Resort RV Park

      Beautifully laid out Resort

We had a chance to stay here the weekend of the A&M/Auburn game. Place was booked solid, but there was still plenty of room to move around, even with the slide outs out on everyone's RV.

The staff had a game night party and did smores for the kids(okay so I had one too) and sausage wraps for everyone. Beautiful  park, it had 2 ponds and a large grassy area with a gazebo for hanging out, and the cutest miniature life size chess set, yes we played and of course, I won.

There is a really nice size pool with a covered porch area for sitting and a sun/TV room on the other side of the pool area, for lounging; hubby spent time in there watching  sports while the kids played in the pool.

The laundry room was different. The machines didn't use coins they used an app-new technology. Not hard to use just had to download an app and put money on it. The nice thing was the machines let me know when the laundry was ready.

      Lake Limestone Campground and Marina

      Diamond in the Rough

The new owners are going all out to make this a family friendly RV park/campground/marina. Only having it for 14 months, you can see the improvements made. There is a store on site for all your needs, that includes wine from the owners own winery. There a a grill also on sight. The campground is gravel pad sites that are mostly level (try site3). They have cabins if you don’t have a RV. Very friendly and eager to make your stay wonderful.

Our visit was a week before Christmas and the decorations were up and beautiful. Give them a try, as we give them a recommendation.

      Lake Bryan Campground

      NO SHOWERS!!

Had booked 8 days to visit with a friend and meet up with my daughter.  What a nightmare!!  I had called ahead of time to see if they had showers, as I did not see one on the map.  The person that answered and assured me that they had showers.  I have a self contained, but it was an extra $15/night for water in addition to electric.  Anyways, they ONLY have one outside 'rinsing' shower, at the restaurant...  There was about 1000 people there, the day I arrived.  It was opening day, and it is a college town.  The issue is that there was no patrol of the grounds and things were pretty wild.  The management even admitted that "we were taken by surprise"... well, from all the people I talked to, this is the norm for opening weekend.  People were parked in the camping area and it made it difficult to get into my site.  The bathrooms were DISGUSTING!  I only ended up staying 4 days and the bathrooms STILL had dirty toilet paper littering them... same paper... I complained about them.  I saw what appeared to be the manager go check out the bathrooms, then the park host; not long after I lodged my complaint.. but 3 more days, and the bathrooms had not been touched.  The garbage had not been emptied... people there with dogs not on leashes, pooping and not being cleaned up.  They have no-one patrolling the grounds.  Quiet time is from 10pm-6am but the restaurant had a VERY loud band playing until midnight... so much for rules and quiet time!   The ONLY good thing is that they did allow me to check out and refund my money without having a cancellation fee.

If you are looking for clean, family friendly and quiet,,, this is NOT the place to go.

      Fort Boggy State Park Campground

      Cute little state park

My wife and I rented a cabin for Christmas. It was clean and new. Wonderful bathrooms nearby. We hiked the trails and went and checked out the little lake.

The park staff where super friendly. We had a great stay.

I would give it 5 stars, but the park does not have RV sites. Cabins and primitive camping only

    Guide to Franklin

Cabin rentals near Franklin, Texas vary in size and amenities, with options ranging from primitive lakeside accommodations to luxury lodges with modern conveniences. Franklin sits on the eastern edge of Central Texas at approximately 450 feet elevation, where humid subtropical climate patterns create hot summers and mild winters. The region's waterways include Lake Limestone to the north and Lake Bryan to the east, both offering shoreline camping with variable water levels depending on seasonal rainfall.

    What to do

Hiking trails near cabins: Fort Parker State Park Campground maintains several miles of trails suitable for both beginners and experienced hikers. "The Rangers were all very friendly and helpful, and the campsite was clean and spacious. We really enjoyed the hiking trails and got to do a little canoeing," notes a visitor about the park's recreation options.

Lake activities: Lake Bryan Campground offers water recreation with beach access near many cabin sites. "Great get away. Not a lot of hiking trails but clean with good beach and huge grassy areas for kids and camp fires," mentions one camper. The lake provides opportunities for swimming, kayaking, and fishing throughout the warmer months.

Chess and yard games: Hardy's Resort RV Park features unique outdoor entertainment options for cabin guests. One reviewer described, "Beautiful park, it had 2 ponds and a large grassy area with a gazebo for hanging out, and the cutest miniature life size chess set, yes we played and of course, I won."

    What campers like

Spacious cabin layouts: Cabins at Lake Limestone Campground and Marina provide comfortable accommodations with water views. "The new owners are going all out to make this a family friendly RV park/campground/marina. Only having it for 14 months, you can see the improvements made. There is a store on site for all your needs, that includes wine from the owners own winery," shares a satisfied guest.

Modern bathroom facilities: Many cabin rental properties maintain clean, accessible bathroom buildings. At Fort Boggy State Park Campground, one visitor noted, "The new family restroom close to the cabins was great, nice and clean."

Reliable utilities: Cabin campers appreciate dependable electrical and water connections. "What a great RV Park. Clean, great rates. Very good wifi included," comments a visitor about Karstens RV Resort, which maintains similar utility standards for its cabin rentals as for RV sites.

    What you should know

Reservation timing: Summer weekends and football season require advance planning for cabin stays. One visitor to Lake Somerville Marina and Campground observed, "The woman at the office could have been more helpful. And there is very little signage to get around and find a site. They don't hand out maps of the campground."

Cabin supplies: Most Franklin-area cabin rentals provide beds with mattresses but no linens. Visitors should pack sheets, pillows, towels, and toiletries. Kitchen equipment varies widely between properties.

Site selection: Waterfront cabins book first and command premium rates. At Yellow Rose RV Park, a guest highlighted additional benefits of their site selection: "A huge plus was seeing the million stars under the Texas sky!"

    Tips for camping with families

Cabin size verification: Confirm sleeping capacity before booking. Fort Boggy State Park Campground cabins accommodate larger groups according to one camper: "The cabin was spacious enough for our family of 6."

Playground access: Several parks with cabin rentals maintain play equipment for children. Lake Bryan Campground features playground areas near cabin sites for convenient supervision.

Organized activities: Hardy's Resort RV Park occasionally hosts special events for families staying in their cabins. As one visitor described, "The staff had a game night party and did smores for the kids(okay so I had one too) and sausage wraps for everyone."

    Tips from RVers

Water access considerations: Many cabins share access points with RV campsites. "We stayed in the water-only section. Nice restrooms for a No-fush and real restrooms are a quick drive to the other side of the park," notes a visitor to Fort Parker State Park Campground.

Electrical hookup quality: Visitors renting cabins should verify amperage available, as some sites have limited electrical capacity. At Fort Parker, the campsites near cabins feature "wooded and pretty shady" areas with "pretty good separation between them."

Seasonal planning: Winter cabin rentals offer quieter experiences with fewer neighbors. One December visitor to Fort Boggy State Park reported, "My wife and I rented a cabin for Christmas. It was clean and new. Wonderful bathrooms nearby. We hiked the trails and went and checked out the little lake."
