We're a beautiful 25 acre campground situated next to a serine 4.5 acre lake where the sunsets soothe the soul as it dances on the water. Oasis Point is the name given to the property by it's new owners which were blessed to take possession in Jan of 22. Their dreams for this property will be achieved thru a 4 phase buildout. At the moment this majestic Oasis has 47 sites that have full hook ups with 20/30/50amp breakers, public sewer and water. Every site is at least twice the size of state regulations. Our most popular sites are situated on the "Horseshoe" where 21 sites encompass a large field that we like to call "The Backyard". The Backyard allows those around the Horseshoe to fire up the grill and kick back in a spacious setting that provides a private feel. All while the kids can enjoy the playground and other activities the backyard has to offer.

Hidden deep under the northeast forests of Kentucky, strange formations with names like Giant Turkey, Headache Rock, and The Cathedral mingle with cave corals, underground waterfalls and thousands of endangered bats. This is what awaits visitors to Carter Caves State Resort Park, approximately 90 miles east of Lexington. The park was only established, and the cave environments protected, in 1946. Prior to this, the land—and caves—have a long and storied history. It begins millions of years ago, when North America was in its development stage, with the land rising and falling, cracking and washing away. This began forming the caves as seen today. Fast-forward to the 1800s, and the caves served as a resource during the War of 1812. Today however, this 2000-acre park—both above and below ground—serves as a recreation destination for campers and adventurers. The resort at Carter Caves offers a variety of overnight options, including camping, cottages and a lodge. Campers will find a large campground with 89 RV sites with utilities, 30 primitive tent sites, eight equestrian sites, and two bunkhouses. Most RV sites are back-in, and can accommodate vehicles/trailers up to 60 feet; bunkhouses can accommodate up to six people. The campground features bathhouses with showers, water faucets, picnic shelters, horse stables, and a playground. The park’s cottages are fully equipped with linens, cookware, and most have wood-burning fireplaces; these can accommodate up to eight people. The Lewis Caveland Lodge offers 28 rooms with full amenities, balconies and patios. Dogs are permitted in designated areas, and must remain leashed. Campsite rates are $18–$55/night; cottages and lodge rooms are $75–$240/night. The main attraction at Carter Caves State Resort Park is … the caves! There are six named caves in the park for exploring. Some are open year-round, some are only open during the summer. The park offers guided walking tours in four of the caves. Tours range from 45 minutes to 2.5 hours, and require some stair-climbing and stooping. There are also two caves open for self-exploration. These are undeveloped, and require visitors to provide their own light source. For the adventurous, there are also two cave crawling expeditions. These tours are three hours long, and explore tight, undeveloped passages that require lots of crawling, stooping and duck-walking in muddy conditions. For visitors who would rather stay and play above ground, the park features 26 miles of hiking trails, guided horseback rides, putt-putt golf, rock climbing, and fishing and paddling on Smoky Valley Lake.
Situated on 125 acres, Farver Acres has 3 full hookup RV sites, two luxury cabins and grassy areas for primitive tent camping.
Gated access, ensures security when you are away.
Free firewood is provided to guests.
High speed Internet available to all guests.

We just got back from a weekend at Oasis Point RV Resort. Just a quick review for you guys. This is not a campground in the woods. It is on a strip mine so expect a lot of rock and no shade. They have full hookups, so no bath house. They have a large pond that has a nice beach, a huge slide and a zip line. They have kayaks, paddle boards and floats first come first serve. There was free WiFi access. Most of the Camp sites were full of construction workers. We basically had the pond to ourselves. It was great. The kids loved it. We felt like VIP’s with the way the owner took care of us. He was great and his staff was awesome. Will definitely return sometime in the future.
Beautiful State park that offers camping, hiking, mountain bike trails and places to do rappeling. Camp sites are either electric or full hook up. Full hook up sites have access to showers, water and flush toilets. Electric camps have nearby pit toliets. Campsites are capped at six people. Also offers hike-in campsites
There seem to be many long term RVs here. Sites are very close together but have power, water and sewer. It was quiet the night we stayed. Nice lake and splash pool for the kids. Paved 1 mile path around the lake. Older showers/toilets could use some updating. Decent Mexican restaurant in nearby town.
I can’t speak for what this is like when there are more people here. But, it’s after the fair, and we are parked in a large open field with numerous full hook up sites. We picked Site 117, which was fairly flat (one block to level). Bath house is typical fair bath house. This type of overnighting suits our lifestyle when we want a quick overnight with full hook ups.
Many electric only spots, but did have about 30-40 full hook-ups. Camping spaces were about 30-40 feet wide. You get a huge spot.
The campground was very quiet and peaceful. My 25 year old son was the youngest person there, except for 2 hours when 1 year old came to visit his grandparents. Most of the campers are there long term and were gone for the time we were there. We only saw people in about 10 of the campsites. The grass was beautifully cut and maintained. We had a pull thru site by the lake, it had to be about 100 yards long and nicely graveled. There are three small bathrooms around the grounds, that are single use rooms (sink, toilet and shower) one for women and one for men. If someone was using shower, no one else could use bathroom. They were clean but it seems they don’t get used very often by the long term campers. They were VERY musty. My wife would not go in them. The big multiple use bathroom by the entrance was much better and air was fresher. The office people were very nice and drove a golf cart to show us where our campsite was. We would stay there again, but still confused why there were so many trailers and so few people.
Just a big campground with full hook up.
Limited full hook ups. Newer, clean shower houses & bathrooms
Greenbo is a good campground that we’ve come to years, and over the last few it keeps getting better. Bathhouses are clean and maintained really well, good selection of primitive, electric and water, and full hook up sites. A nice lake for fishing, trails and a nice lodge with good food.
primative camp sites are great!! Nice facilities, limited full hook up for campers. Super nice staff. Beautiful area for day trips or extended stays.
Very nice campground with playground, pool, and lake all sites are full hook up the sites are kinda close in my opinion but we loved our stay and plan to return.
The folks that run this RV park are very nice and obviously have a lot of pride in their place. Valley Breezy is very well kept and clean. Good amenities- electric/sewer/water hookup. Pets allowed (on-leash).
This was a nice campground extremely central to all frequented trails in the area . We stayed on the electric/ water side of campground . Any staff we encountered was friendly and helpful along w each and every camper thanks fully . Nice atmosphere and pool was a blessing w 90+ degree days . There’s a pretty good size game room also that kids loved . Bathrooms on side of campgrounds we stayed near were under construction. Full hook ups on other side were nice and now we know to try and book over there. One of caves you can walk right from camp.
The site was angled so we had to turn around before we could back in/park - our 5th wheel is 43’ and it was tight even with all spots not full. The pad was level and full hook ups but the site was small and the fire pit was RIGHT next to the camper. Beautiful wooded view behind us.
There was also quite a bit of mud at the front of campsite which we used fallen leaves to cover but there should be material added there.
Walking distance to all state park trails which was great! Bathhouse was warm and clean.
We found sandy springs took a chance and we LOVE IT. We have been with multiple family members. Twice. They all wanted to go back. The place is very clean. the owners are amazing. Very accommodating. Even though we have full hook ups we used the clean personal shower rooms. We dont like to keep our camper at one spot. We do like to roam. BUT I would here. Love Julie and Darcy. I HIGHLY RECOMMEND this campground ....unless we need the spot. Lol
We took our camper to one of the electric hook up only sights and it was amazing. We camped with our 4 little boys and there was never a dull moment or a lull. The forest surrounding our area was serene with tall pine trees and the forest floor was filled with soft pine needles making for a very fun place for the kids to play. There was a playground close by that we went to in the evenings. It was phenomenal and an amazing experience for our kids. We will absolutely be back. Book early though — we got online at 12:01 am 6 months prior to the dates we wanted (4th or July weekend). The full hook up sites were on the main drag, crowded, and not nearly as pretty. It was definitely worth using water sparingly to have the view we did. We also visited Old Man’s Cave and it was breathtaking.
Awesome staff family owned for over 20 plus years. Extremely clean well maintained. Shower houses plenty of hot water facilities were very clean sites are well spread apart. Handicap sites available including cabin rentals fire wood and menu items delivered to your campsite from camp kitchen and store. Sites are reasonably level we had to use one 3/4 “ leveler under the wheels in one side. They have sites that are full hook up with wooden decks prices were 80.00 to 135.00 per night for those that were paved and with decks. All the others were water and electric. “ cable and WiFi “ included 70 plus channels. 50 /30 /20 amp power at all sites. Big Rig friendly. Close to all sites. Trails and state park Camp store was well stocked actually had what you needed if you forgot something. Prices were reasonable Definitely recommended to anybody traveling through the area Owner planning to stay open all year working g on some big upgrades to campground to accommodate winter weather camping. Nice swimming staff was very helpful restaurants gas stations groceries with in 10 min drive.
General: 172-site state park with a mix of full hook-up, electric, and no hook-ups in separate areas plus a 33-site family hike-in camp, two group camps, and three cabins. All sites need to be reserved – no walk-ins are allowed. There is a beautiful visitor center, and the camp office has a small store as well. There is a very nice coin-operated laundry room. Don’t count on cell service– with a fleeting one bar of Verizon, it was just enough to tease us, but the break was also a welcome respite.
Site Quality: Standard issue for state parks with paved driveways, picnic table, and fire ring, however, there are a few things to note: Some sites are decidedly not level (#105 is very sloped). 103 and 101 meet at a V at the back end and this impedes the separation between the sites. Our site (103) had a drop-off between the driveway and the rest of the site that could pose a tripping hazard if you are not careful. All of the restrooms emit a hum, but the wastewater treatment facility is very loud and is located directly behind the first 9-10 full hook-up sites.
Bathhouse: The restrooms were clean, but the showers were just adequate (not the worst camp shower but definitely not the best I have experienced) but at least there was hot water.
Activities: We came for the hiking, and we were not disappointed. This park is gorgeous! We hiked the Blue trail (Grandma Gatewood Trail) to Cedar Falls, taking in Upper and Lower Falls, and Old Man’s Cave along the way, and returned via the Rim Trail, which was much easier (fewer roots and up and down). We received a color-coded map of the trails upon check-in but had difficulty deciphering it, especially the mileage. We went to the Camp Office before starting our hike to get clarity. Once on the trails, they were well-marked with either signs or blazes. While you could do a long hike (12 miles one-way) from one end of the park to the other), don’t miss Ash Cave – we drove there the next morning before leaving. There are also mountain biking trails, two playgrounds (the one more centrally located is a bit dated and does not look very safe but there is a newer, larger one at the very end of the road (near the lake trail) and there are also horseshoe pits and a volleyball net there. In season, there is a large swimming pool.
The campground itself gets 3 stars for some of its flaws but the scenery is so beautiful, 4 stars are merited, in my opinion. I would recommend reserving in one of the “spurs” as there would be less traffic.
A lot of their sites have full hook up but not all of them. Read the details of the sites when booking. Some of the sites have really steep grades and aren’t big rig friendly.
Check in was a breeze had out car tags on our post.
They do have a full-time camp host on site.
I didn’t use the shower 🚿 house but they do have a couple on the grounds.
They have a putt putt course but bring your own putter and ball.
There is Verizon service but it’s spotty.
They do have WiFi but it’s very slow and not secure.
Place is very pet friendly. The people we have met here are great.
Sites are wide but really close together.
Hocking Hills State Park and the surrounding area is like a page out of a fairytale book. Cliffs, caves, hollows, and waterfalls galore make the hiking experience out of this world. The old man’s cave state campground is wonderful. You can hike into the old man’s cave area directly from the campground which makes it a unique place to camp. It is one state park that actually has full hook up sites as well as a wonderful swimming pool with the waterslide for the kids. The camp store is very nice but it’s not really accessible to bike for the kids due to a winding steep road and traffic. The seven hiking sites with in the Hocking Hills area are just Breathtaking.
We arrived on Sunday, when most people leave. The campground was a little confusing at first because the sign says next left, when the next left is the out driveway. The camp office/store was very clean and had practical items like batteries, firestarter, snacks and ice cream for the kiddos. There is also firewood for purchase. We stayed on campsite 057, which is in full sun as it has no shade but does have full hookups. The site was very well kept and clean but could use some privacy from the roadway. Be sure to look at google maps satellite before arriving as most of the sites that are labeled electric share one electric box for 2 campsites and can be pretty far from your pad. Also make sure to check in the details, which sites have sewer as they don't label it full hookups up front. The line of sites along the road into the campground all have sewer holes. The park is amazing and I have no idea how it took me 39yrs to find it so close to home. The caves are absolutely amazing and the park has some of the best natural bridges I have ever seen. Make sure to get a permit for Horn Hollow on a day of no rain or else you will not be able to enter it.
We travel in a triple axl so apply that to the review. Roads getting in are super winding but go slow and enjoy the stunning views! The site we got upon arrival had electric and water, but upon pull in we noticed all the hookups are shared between 2 sites and not very close. 37 ft away to be exact. The site itself (#8) was very shady and pretty decent sized so we were kinda bummed to have to move. We moved to a full hook up site and hookups werr closer, but it sat right on leading into the Campground. We have a toddler and 2 dogs but figured people coming in wouldn't be hauling butt. We were wrong. It is noisy (arrivals at all times coming in) and nerve-racking as people drive entirely too fast. I took some of the pics standing in the road. You can See our back deck down almost touches it. The water on this site was shared too and while it's closer to the hookups, we had nearly zero water pressure. We ended up filling our tank and running off that, and refilled when needed. The pressure was so low from sharing our sink would barely stream when turned on. In the end we wish we wouldn't have moved in the first place.
the area itself is beautiful and the property is well kept and clean. We only needed 2 nights passing through.
We loved the hocking hills area and the campground was nice and quiet! We camped off on a side loop which was awesome. Only downfalls to this campground was our site off the pad for camper was very muddy and when it rained all the mud washed over our rug and stuff. The other downfall is that the bathrooms are very dirty. We would camp in the full hook up area if we go again
Also the last day when we dumped I washed my hands in bathrooms by the pool and they were so much nicer! If you need to shower I would drive up there!
The pool was refreshing after long days of hiking but the 15 min mandatory rest for adults and kids on the hour was a little different for us as we have never been at a pool that did that!
The trails and areas around are incredible!! Pictures do no justice! We will go back again one day!
Nice, quiet campground. Not a ton of privacy, but much better than an RV park. More shade and privacy here than the nearby Oak Hill campground on the other side of the lake. Tons of hiking trails around the lake. We will definitely be back!
This little jewel is an actual island surrounded by the Little Sandy River in Greenup, KY. We fished al day and night. Caught a bunch of fish and had a catfish fry. The mountain views are awesome and for once it wasn't another RV parking lot. We go with our grandson and dogs every weekend!
We have stayed here a couple of times in a tent and a class a motor home.
The campground is pretty secluded but beautiful rolling hills. While the site we stayed in with the motorhome was fairly level, sites are mostly small and tight on hilly terrain. That said, I would still recommend this as a nice weekend getaway
One of our visits was during hunting season and both the campground and the cabins were mostly being used by hunting parties.
This is also close enough in proximately to serve as an alternative camping area for visiting Hocking Hills
Very nice place. Need more water hookups for RVs. Too many golf carts riding around.
