Absolutely rudest management we have ever encountered

DO NOT GO HERE! The rudest and most unprofessional management we have ever encountered. Anywhere. Hands down. I Would need a book to adequately warn people. 1) We were accidentally overcharged and were met with total annoyance by owner when attempting to rectify. Ultimately we were refunded the wrong amount, to the wrong account, which I let slide because the management does not appear to be cognitively able to understand how to compute charges. 2) My bf and his son collected some old dead wood at site to burn(didn’t know it was against rules- not in written policy- although they said it is)and when they were not so warmly reprimanded by the owner on her golf cart full of wine coolers(no judgement here, but, it IS an alcohol free campground. just saying…..), and then immediately radioed for husband for back up in his golf cart(no wine coolers there…) to reprimand us even further! Completely unnecessary, as they had already stopped collecting wood when first told- but he did let us in on a fun fact- that they(the Campground)“let people have fires here,without training!” Which we thought was odd, and hysterically funny. It’s a campground!! We’re supposed to feel grateful they allowed campfires- without training?😂 3) Lastly& most importantly, my boyfriend poked his head in the bathroom at 7 am while the lady was cleaning- not their regular scheduled cleaning time- and he REALLY needed to go, and politely, from the door, asked how long she might be. He just wanted know if he should wait or to look for someplace else to go, and he was absolutely chastised by the cleaning lady when she came out! She was absolutely nasty and rude to him! When we mentioned this incident  we were told by employee(golf cart man) that we had no right to ask her questions! He told us she was going through a rough time in her life(who isn’t?) and that she having personal issues(kind of agreeing that, yes, can be a bitch), and something about somebody’s pregnant and her husband wants to ring her neck? We couldn’t really follow because we were all still trying to process the“you’re lucky we let you have a campfire without training“comment. Obviously, We had already decided we would never be back, and have already made reservations elsewhere for our fall trip- but when I got home today, I opened a scathing email(sent 2 days ago) from the owner ACCUSING my bf of“HARASSMENT” of the the cleaning lady! Who, she claimed, was very fearful because a male popped his head in the door while she was alone, and asked her a simple question! Cleaning lady can rest assured, that if she was the last woman on this planet, my bf wouldn’t touch her with an 10 foot pole. She was most definitely in no danger. The owner then wrote that we are now banned from their campground!!!😂 She also asked us to leave two days early- which I was not aware of until I read the email after I got home! All because my bf asked somebody a question, I asked to be billed to be correctly, and we tried to burn a dead log. That is INSANE! Let’s just say, it would not have been well received and that they are extremely lucky we were blissfully unaware of her email and finished out our stay, because if we had known then that she was falsely accusing my bf of harassment, it would not have gone well for them. Her accusation of harassment is BOLD FACED LIE!!! All of this has been mind blowing, but she really took my anger to a whole new level when she sent me that nasty email- and then she BLOCKED me from responding! She also blocked me from FB- so I couldn’t leave a review there! She took it way too far…. They have had other similar poor reviews in the past, which they respond to by calling the reviewers liars, and then making up ridiculous lies about them- which I fully anticipate they will do here. DO NOT BELIEVE A WORD OF WHAT THEY SAY.We have NEVER had problems like this with any business! Ever. We are LIVID that my bf is being FALSELY accused of harassment, and we do not take it lightly. THESE PEOPLE ARE NOT RIGHT IN THE HEAD.

Awesome family spot.

Stayed the last weekend in June and I was able to book the site 3 days prior. I was shocked there was still availability. Self check-in, no alcohol allowed and quiet hours start at 10:00 p.m. and fires out by 11:00 p.m. Who I believe to be the owners working in the store at the entrance were super friendly and helpful. My site wasn't the greatest (#32) as it seemed to be one of the few that was sort of out in the open and within view of numerous other sites. Not much seclusion but almost every other site seem to be more secluded. The riverfront sights looked absolutely beautiful and some had better/ easier access to the water then others. We had our travel trailer and it was easy to get it in and out and the dump station was conveniently located on the way out as well as the dumpster for trash. There are quite a few tent sites and our site was right near the clean bathroom and showers. We didn't eat there but there's also a pizza place at the entrance too. Everything is within walking distance.

Will go back again for sure but would look for a river front site next time!

Clean - Quiet - Beautiful

We love this campground. It’s very well taken care of, clean and on a beautiful piece of country.

Living Water is a good campground I'd go back

I camped on the river, could see the road (rt 3) on the other side of it, but that didn't really bother me since there were some trees slightly blocking the view of it, and the noise from the river was loud enough to drown most of the noise of traffic out.   Plus, we didn't stick around during the day we went hiking and such, and then when you come back and are hanging out at night around your fire there really isn't any traffic at all.   So don't be worried about the proximity to Rt 3.   

The sites and surrounding grounds are really nice, a mix of well groomed  grassy open areas with plenty of trees and such to mix it up and provide a bit of isolation from other campers.   You do not feel like you are crammed in, and that to me is the most important thing.   sites are very level too, barely had to level my Airstream when I pulled in to the site.  

I can't comment on family friendly stuff, don't bother w any of that, I camp, hike, site see, and don't have young kids anymore.   

You aren't supposed to drink, or play music out loud, but me and my friends did both till 11pm until finally the owner came down and said to kill the tunes,  but he was a really nice guy and said that we could stay up as late as we wanted as long as we kept it down.   We knew of these rules going in, but figured if we kept it down nobody would care, and that was the case until later on at night I won't deny we may have been a bit louder then we should have been, but we meant no disrespect and aren't really rowdy and obnoxious.   

All in all what makes this place great is the location, great spot north of Franconia Notch \ Mt Washington, and the fact that if you have a trailer or RV you have water and electric to hook up to.   and the sites are relatively isolated and not crammed together.

Quiet riverside campground

I've stayed here 3 times now, once for just a quick overnight and twice for full weekends. It tends to be quiet due to restrictions against playing music outside your tent/trailer. There are also few, if any, seasonal campers - I think those are probably in the field around the pool as the site numbers do not appear on the campground map. It is now open year round, but I don't know what the facilities are like in the off-season.

Many of the sites offer water and electric, but a number of them do not. A few offer sewer. The campground is located along the river, but not all sites have easy access to the river, making it something pretty to look at, but harder to get to. Sites are generally level with easy access. You do need to call to make reservations, which in this day and age drives me crazy. If you have more than one vehicle, the second one needs to park in a separate lot and there is a daily fee.

The pool and large playground offer entertainment options for the kids; there's also a volleyball net. There is cell phone coverage at the campground (Verizon), but if you are going very far afield, consider downloading necessary maps and information before you go. When you get into the Notches, cell phone coverage is poor to absent.

The camp store has souvenirs, clothing, and a variety of food and camp supplies. There's a restaurant on site with picnic tables out front or you can get it to go and take it to your campsite. If you need something else, Fosters' Crossroads is just around the corner and offers an even greater variety as well as gas. Yayas Market and Deli is another option a short distance north on Rt 3. 

Activities abound in the area, offering everything from hiking, biking, wildlife watching, or a cog railway trip up Mt Washington. Franconia Notch is 15 minutes south, where you can do a family friendly hike to Artists Bluff or Lonesome Lake or something more rigorous and classic (if well equipped) to Franconia or Kinsman Ridges. The Sugarloafs and hikes to Zealand Hut are also family friendly and just up the road. Pondicherry Wildlife Refuge offers access to the Presidential Rail Trail and wildlife watching. Catch a sunset or a brilliant night sky from the scenic view pull-off on 115 (near Sunset Paradise Rd), just a 10 minute drive from the campground.

Convenient for Mt. Washington

We spent one night here in our 24ft RV. The campground was not very crowded. There is a restaurant on site, which is great bc there aren’t many options for food around. The owner was very helpful and the campstore was well stocked. We did not check out the restroom facilities.

Small Private Campground tie-ed to a large general store and restaurant

Pretty small campground. Kind of expensive for how close the sites are. I think we paid +$40 for one night. It's very nice to be right on the river which is why we chose this campground online.

Pretty standard.

Our fire pit was in a depression near the river but it was sloped in a way where you couldn't put chairs near it so we ended up sitting on the ground which was a little uncomfortable. Firewood bundle was $8 and was kind if damp. Took a long time and a lot of work to get it burning.

Could hear the road noise pretty much from everywhere in the campground. Not remote at all if you are looking for deep woods kind peace and quiet.

Favorite place in the world!

This campground is my favorite place. Sites are along a river, it is quiet and family friendly, sites are big and relatively private, bathrooms and showers are clean and easily accessible from all sites, pool and playground, everything you need is in the camp store, owner is great... overall a fantastic experience that makes you want to come again and again.
