Couple nights

3⭐️ since I can’t give .5⭐️ if I could I would give 2.5⭐️. Rating mainly for vicinity to parks, customer service, and amenities. Lack of stars was more due to the site itself.

I normally like to try and stay at state campgrounds but due to the proximity to Busch Gardens & Colonial Williamsburg we decided to try out a KOA for the first time.

Customer service is very good. We had originally booked a tent only site but they asked if they could move us over to an alternative rv site due to flooding (I think that was the reason). I mentioned I didn’t want to be surrounded by rvs and the attendant assured us we wouldn’t be since it was pretty quiet this time of year and no one was booked in that area.

Campsite was an open piece of land with absolutely no barriers between. But like I said no one else was around us anyway. I definitely wouldn’t have enjoyed it as much if we had neighbors.

The site we stayed at did have a walking trail right behind us which a lot of people used. Wasn’t a big deal since we were barely there but I could see this might bother some people. There was also some short fenced in area for a ball game (forgot what it was called but the kids knew and played there for a bit). So you could potentially have people walking back and forth close to the site to access the trail and ball game area also some just used it to play with their dogs in the field.

There was this odd sewer-ish type of smell. It wasn’t overpowering but we could smell it. We couldn’t figure out where it was coming from and didn’t bother asking the attendants about it. Again wasn’t overpowering but it was there.

There did seem like a lot for the kids to do but we were so busy with our outings we never enjoyed the amenities.

Too close to everyone

I’ve stayed here twice and and visited a friend that was camping here once.

The first time I stayed we had 2 sites and on the River so privacy wasn’t such an issue. We had our friends on one side and tent neighbors on the other. I’d suggest if you have to stay here only stay on the river front areas. The Pond sites suck.

Next time was still on the river but we only had one site and just didn’t love it especially b/c most campers here have rvs (just not my scene especially when right next to you).

Last visit, my friend had a pond site and it was horrendous. I’d rather stay somewhere with just a tad more privacy and no showers than at that site. Super small and rvs everywhere.

Also, the fact that this is a private campground and therefore more expensive than a state campground makes it even more difficult to justify staying here. Just not worth the cost imo. I know the state campgrounds can fill up way in advance. I’d suggest finding another private site.

Pros:

  • Hot showers
  • General store on premise for anything you might have forgotten.
  • Accessibility to high peaks

Cons:

  • Mostly RV campers
  • WAY TOO CLOSE to other campsites. They really pack it in to get the most they can out of this property.

Pro/con:

  • Depending how you see things; pretty strict
Just one quick night

3⭐️ b/c I didn’t really get to explore the campground much so I don’t think it makes sense to give it more. However I’d give it 5⭐️ just based on my limited stay.

This was a 1 night stop between Zion and Page, AZ.

It was quiet and private. Our site extended pretty far back. There were sites on the sides but not visible from our site. Stars were gorgeous.

Visitor center had a helpful ranger to help with planning. Catching the sunrise was a short (maybe 5 min drive).

Highly recommended as staying in the national park is a plus.

Beautiful but open

Just there last weekend. I wasn’t sure about this place but we just needed a place to stay to hit up the high peaks. Ended up being pleasantly surprised.

We had 2 sites and the campground wasn’t full so we didn’t have any neighbors. But as my title says it is open. So if we did have neighbors you would see them and they would be somewhat close. However the trees give it a nice feel even with the exposure. Site 19 didn’t have anyone to the right of us so that could work for some privacy. You could situate yourself in such a way that it will feel a bit private.

I didn’t check if RVs were allowed but there weren’t any which we were super happy about. We prefer places without them.

There was a bit of road noise but nothing major. It didn’t have tons of traffic all through the night maybe a few trucks but still pretty quiet.

The nights we stayed were pretty quiet. There was a party of some sort of party happening somewhere in the campground b/c once we were settled in our tent for the night, we could hear some activity but it sounded far and ended soon after. We also stayed up to 12am with a fire and chatting and no one came to yell at us (I know some places are super strict).

Bathrooms by campground standard were fine. Yes, there were bugs inside but the toilets always looked clean. One issue with them, was the flushing. I don’t know if broken or if they have always been difficult but they were so hard to flush. Not in the matter that I need super strength but you had to push or pull the lever almost to where I thought I was going to break the handles. I found the handicap stall worked fine so I just kept using that one. I asked my friends and they said the male toilets were the same.

The showers are free and separated from the bathroom so entry is directly from the outside. The bathroom/shower house had 2 showers. These weren’t the cleanest looking but they were very spacious so I wasn’t worried about touching the walls or anything. The water was nice and hot (not burning hot but hot enough). Pressure was decent and they had a removable shower head as well.

Att phones didn’t have service but Verizon ones did.

Lack of ⭐️ due to the openness & bathhouse issues.

Great view but also roaches

Stayed here Oct 2021. 5 stars but roaches brought it down a few. Maybe they’ve taken care of the issue by now.

Regardless of the title I would still recommend staying either here or the other campground within the park if you can get in. Accessibility to the shuttle (less than 10min walk) was perfect especially for my short trip.

PROS:

  • Location Every time I passed the lines to get into the park and the constantly full parking lot I was so happy to know I was staying in the park and didn’t have to worry about that hassle.

  • View The view from my campsite was beautiful however I don’t know if you can get comparable views at other campgrounds. So maybe not a big deal.

  • Cost Can never go wrong with state campground costs

CONS:

  • Roaches I don’t think I need to say more. But yeah unfortunately there were roaches. I mentioned it to the ranger at the gate. I forgot what he said so I’m not going to pretend to remember. You should never have any food in your tent but you really don’t want to do that here. Normally I just pack up my camping gear by throwing it in the car. This time I was extremely vigilant about wiping the tents down.

  • No shower Not an issue for me but might be for others.

  • Windy Again not so much an issue for me but due to the open campground it was a tad windy at night, it was never extremely windy. However when reserving I was made aware it could be an issue.

  • Proximity to other campers I knew this going in as one can tell just by searching photos online. But I’m still throwing it in here as a con if you’re used to more privacy. That being said, I’ve stayed in many cramped campgrounds and this was not at all like that. Although open, it was very spacious and barely noticed the other campers.
